Designed by Pei Cobb Freed, The Waterview occupies a prime piece of waterfront real estate in Arlington’s Rosslyn neighborhood. It’s also a very swanky full-service address, and part of a complex that includes Le Meridien Hotel as well as a 23-story office tower. Condominium owners not only get a highly desirable location, they also enjoy hotel amenities such as room service from the hotel restaurant.

New to the market in October is Unit #1805, a one-bedroom, one-bath flat that demonstrates very motivated pricing. The 660 square-foot apartment first listed at $499,900 and has already been reduced to $488,900. The bright and airy unit has been thoroughly undated, with new hardwood floors throughout, plantation shutters in the bedroom, a California closet and marble finishes in the bath. A space-saving kitchen is tucked neatly into the corner, with a Viking range and Sub-Zero fridge.

Another price cut belongs to Unit #1706, reduced from $609,900 down to $599,900. The modern one-bedroom, one-bath flat with 808 square feet of space includes a bonus den that makes a nifty work-from-home office. A contemporary cooking space boasts granite counters, with Viking, Sub-Zero and Bosch stainless steel appliances. Additionally, there’s a washer/dryer combo in a closet, plus parking.

Unit #2606 remains the most expensive current available listing at The Waterview at $1,645,000. With two bedrooms, 2.5 baths and 1,523 square feet of space, this stunning apartment features an interior makeover by the Akseizer Design Group, with $100,000 in upgrades. Attributes include wide-plank floors, marble trim accents, an open marble kitchen, a large owner’s suite, a hallway office and giant windows that afford sweeping views of the Potomac River.

Unit #2503 is still active with an asking price of $1,475,000. The two-bedroom, 2.5-bath apartment with 1,475 square feet of space has engineered blonde floors throughout and a deluxe open kitchen with red-toned cabinetry, dark granite counters and recessed stainless steel appliances. The owner’s suite features a custom-designed closet and an en-suite bath with twin-sink vanity, separate shower and soaking tub. There was no new sales activity at The Waterview in October. There was one expired listing. Unit #1808 listed in September and was withdrawn after just 10 days. The apartment is currently under lease. We will keep track to see if there is any other activity on the two-bedroom condo that was listed for $939,000.

Those fortunate enough to live at The Waterview can avail themselves of meal service from Amuse at Le Meridien, maid cleaning and other hotel amenities. There’s also an amazing residents-only observation deck, a 24/7 front desk and concierge, a gym, community room and secure parking. Rosslyn enjoys its longtime status as the Gateway to Arlington—the first of five trendy urban villages along the Rosslyn-Ballston Corridor, each with its own Metrorail station.
