Sales activity continues to boom in July at some of our favorite buildings. It starts with a whopping four closings at City Vista in Mount Vernon Triangle. Of that four, Unit #907 with two bedrooms, one bath and 868 square feet of living space was also the fifth-highest in the list-to-sales category, selling for $505,000 or 100.61 percent of asking. There were two buildings with three sales each: The Artisan in Penn Quarter and Westlight in the West End neighborhood. Unit #PH104 at Westlight grabs a couple additional honors. The two-bedroom, two-bath modern penthouse with 1,603 square feet of space sold for $1,985,000, making it the highest price per sq. ft. in July at $1,238.30, as well as the sixth-highest overall sale.

There were no fewer than nine buildings with two sales each! Those include Turnberry Tower in Rosslyn, The Waterview which is also in Rosslyn, The Columbia and the Ritz-Carlton West End which are both in the West End neighborhood, Gallery Place in Chinatown, 555 Mass in Mount Vernon Triangle, The Pennsylvania in Penn Quarter, VIO at The Wharf in the Southwest Waterfront, and Lionsgate in Bethesda.

Of this large group, Unit #2001 at Turnberry Tower in the Rosslyn waterfront certainly gets a big shout-out as the highest sale of the month. The extraordinary corner residence with three bedrooms, a den, 4.5 baths and two wrap-around private balconies sold for $3,175,000. The 4,447 square foot luxury condo was only on the market for two days before getting its accepted offer. Unit #809 at Lionsgate in Bethesda captured first place in the list-to-sales ratio, selling for $1,150,000 after listing for $1,050,000. That’s an extra $100K, representing 109.52 percent of asking price for the two-bedroom, two-bath corner residence with 1,607 square feet of living space and two charming Juliet balconies. Last but certainly not least is Unit #3F at the Ritz-Carlton West End, a two-bedroom, 2.5-bath luxury apartment that came to market in June, receiving an accepted offer of $2.2 million three days later. That makes it the fourth-highest sales price for a condo or co-op in the DC area in July.
