The Columbia | Market Pulse | April 2022

The Columbia Residences have a story to tell, dating back to the Civil War era. It began in Thomas Circle with the establishment of one of the nation’s first women’s hospitals, founded in 1866. The Columbia Hospital for Women moved to its current West End location five years later and was subsequently rebuilt on a much grander scale in 1916 with a design from prominent architect Nathan C. Wyeth. Long regarded as a premier health facility, the hospital closed its doors in 2002. A lengthy redevelopment process than began, retaining the original charm while adding new wings. The popular condo community was completed in 2010, including an on-site Trader Joe’s.

There have not been a lot of new listings in 2022, perhaps proof that condo owners at The Columbia are not eager to move. The only officially available listing at the present time is Unit #317 with a loft-style bedroom and one bath, with a roomy 850 square foot layout. Offered at $559,000, the condo has high ceilings, lovely hardwood floors, large windows with brand new day/night shades, plus a washer and dryer. The gourmet kitchen is completely open to the main living area, with handsome black granite counters and dining island, plus upscale stainless steel appliances.

Unit #942 is listed as “Coming Soon,” and will likely hit the market by the time this post is published. The spectacular two-level penthouse with two bedrooms, 2.5 baths, will be offered at $1,930,000. At the main level is an expansive living area with plantation shutters, a dining room, a wonderful open gourmet kitchen, and the two bedrooms. An impressive owners’ suite has its own connected office/den with large windows, as well as a gorgeous ensuite bath. Climb the closing spiral stairs to an upstairs bonus room with a wet bar and fireplace, that leads out to a 350 square foot private roof deck. From custom wall treatments to lovely hardwood floors, this is definitely a showcase residence.

Unit #217 came to market in March and quickly went under contract. The exclusive Life at the Top listing had been offered at $499,500 and has already closed above the asking price at $505,500. The sunny on-bedroom, one-bath apartment with gleaming hardwood floors offers 741 square feet of living space, embellished by a cute Juliet balcony off the main living area. The large gourmet kitchen features granite counters, a high-end Viking and Sub-Zero package, and bar stool seating. The owner’s suite offers two closets including a walk-in, an in-unit washer/dryer, an a dual-entry bath with stone vanity top.

The other April sale is Unit #421, a one-bedroom, one-bath residence with a bonus loft-style den. The 850 square foot condo was listed at $675,000 before closing to $660,000. Wide-plank bamboo hardwood floors are found in the main living areas, the kitchen, and the den, with cream-colored carpet in the bedrooms. A chocolate-hued gourmet kitchen is topped off with Viking and Sub-Zero appliances, granite counters, and soft-close cabinetry. The bedroom has a frosted glass sliding door and a custom closet system. There’s also a balcony, and an in-unit washer/dryer.

Amenities abound at The Columbia, not the least of which is the on-site Trader Joes. There’s also an attentive front desk with 24/7 concierge service, a rooftop swimming pool and lounge, a well-equipped fitness center, billiards and club rooms, secure parking, and three furnished guest suites for visitors. Among the many nearby restaurants and bakeries are Blue Duck Tavern, Raskia, Marcel’s by Robert Wiedmaier, Ris, Imperfecto, Uptowner Café, Bourbon Coffee, and Tatte Bakery.
