The Waterview combines hotel service and condominium living in the most convenient and appealing of ways. The sleek, obelisk-like tower was designed by famed architect Robert Gurney and features the Meridien Hotel at the first 12 levels with condo residences on floors 14 through 29. Located near the Potomac River and Key Bridge in Arlington’s Rosslyn neighborhood, the building is known for its exceptional views as well as luxury amenities such as a staffed lobby, a concierge, valet parking, and room service from the hotel restaurant.

There were no new listings at the Waterview in June but there are still some attractive availabilities from prior months. It starts with Unit #1905, a south-facing, one-bedroom apartment that came to market in May with an asking price of $525,000. The 660 square foot flat has oversized windows, lovely hardwood floors, and a gourmet kitchen with stone counters and Viking and Sub-Zero stainless steel appliances. Unit #2804 was reduced in price in June, from $1,599,000 down to $1,575.000. The two-bedroom condo with 2.5 baths has a contemporary ambience with grey-toned wide plank flooring, white and grey custom wall paint, and 1,232 square feet of living space. The gourmet kitchen is completely open to the living area, hugging the wall with stone counters and upscale appliances. Tall windows provide striking views of the city as well as the river. Parking is not included.

Unit #1708 also has a price cut, from $1,050,000 down to $995,000. This unique two-bedroom, two-bath residence has a layout that invites exploration. The main living area with its extended wall of windows merges with an adjacent gourmet kitchen that faces out to those same huge windows with river views. The open space then flows around the corner to the separate dining room. Also worth noting is a washer and dryer, automated window shades, new HVAC, and two assigned parking spaces.

Unit #2005 is now in Active Under Contract status, meaning that it is pending with contingencies. The one-bedroom apartment with 600 square feet of living space was reduced in price to $515,000 shortly before receiving an accepted offer. This super cute condo has blonde hardwood floors, and an attractive gourmet kitchen that tucks into a corner of the main living area, with red wood mode cabinetry, black granite counters, and Viking, Bosch, and Sub-Zero appliances.

There were two closings in June, starting with Unit #2007. The two-bedroom, 2.5-bath corner condo with 1,232 square feet of sunny living space sold for its full asking price of $900,000. Blonde wide-plank hardwood floors glow under the natural light from huge windows with cityscape views. The Euro-style gourmet kitchen is adorned with maple counters, dark granite counters, and Viking, Bosch, and Sub-Zero appliances. There’s also a brand new HVAC, and LG washer/dryer.

The other June sale was Unit #2103. Originally listed at $895,000, the two-bedroom, two-bath apartment with 1,077 square feet of living space wound up closing at $875,000. The corner condo is bright and sunny with huge wraparound window walls offering views of the city as well as the river. The primary bedroom is ensuite, with its own large dressing room area as well as a luxe bathroom. The second bedroom with its extra-wide pocket doors is off the main living area.

Condo owners at the Waterview enjoy a luxe lifestyle experience with hotel amenities, including options for maid service, discounted rooms for guests, and discounts at the hotel bar and restaurant. There is also a nicely equipped gym, a community room, and a residents only rooftop observation deck with grills, fire pits, and incredible views.
