Modern Living at Wooster and Mercer Lofts

There are few condo communities that are more perennially popular than the Wooster and Mercer Lofts in Arlington’s Rosslyn neighborhood. Developed by Abdo and designed by Cunningham | Quill, the two building complex is home to 87 residences that evoke a warehouse vibe with soaring ceilings and giant factory-style windows. The project was completed in 2007, and while not every unit is an actual two-level loft, the industrial chic ethos is certainly present, from open space designs to exposed overhead ductwork and repurposed 140 year-old brick accents that were taken from a former DC convent known as the Little Sisters of the Poor.

There were lengthy periods of time over the past year in which there were no available condos at Wooster and Mercer. But in July there were two, including one new listing. Unit #304 with two bedrooms and 2.5 baths is offered at $1,575,000. The spacious 2,170 square foot residence is a duplex loft with a two-story wall of windows and towering ceilings. Lovely cherry hardwood floors run throughout, with one bedroom at each level. The gourmet kitchen is completely open to the main living area, and there are also side-by-side front-loading washer/dryers in a large closet at the first level. Floating iron stairs ascend to the upper level where you’ll find an expansive office/entertainment area overlooking the living room below. There is also a large second ensuite bedroom at the upper level, as well as elevator access. Two deeded parking spaces are included, along with a humidity controlled storage unit with built-in shelving.

Also still available is Unit #106 with a new price reduction down to $849,900. That’s a steep $50K cut from the original asking amount. The extra-large one-bedroom, one-bath residence with 1,396 square feet of living space offers the potential for a second bedroom remodel. The residence also comes with two oversized parking spaces and a humidity-controlled storage room. The main living, dining, and cooking area measures 22 by 32 square feet with 10-foot ceilings. Huge windows allow plenty of natural light inside, with exposed overhead ductwork and hanging factory lights adding to the ambience. Cherry hardwood floors and exposed brick accents add further to the appeal. The bedroom is quite roomy, and the bathroom has a twin-sink vanity, Waterworks fixtures, and a frameless shower. The open concept living and dining area includes a gourmet kitchen set against one wall, with granite counters, cherry cabinetry, and Wolf and Sub-Zero appliances.

There were no sales in July, with the most recent closing dating back to March when Unit #W405 closed as a private transaction. The condo was entered into MLS for comparable purposes only. This is an impressive loft that sold for $1,305,000. The 1,768 square foot corner unit features two bedrooms, two baths, towering ceilings, and floating spiral stairs leading up to an open loft area. There is also an open gourmet kitchen, arched windows, a 900 square foot private terrace, as well as an additional 75-foot wraparound balcony. Two assigned garage parking spaces were included in the transaction. Unfortunately, recent images of the unit are not available.

The only other sale this year was Unit #M204. The stunning residence sold in February for $1,263,000. With 2,209 square feet of living space across two levels, this is one of the largest floorplans at Wooster and Mercer. The open and airy layout includes two bedrooms and 2.5 baths, with giant factory-style windows, an open chef-style kitchen, and Brazilian cherry hardwood floors. Spiral stairs lead up to the loft area with its wet bar. Perhaps the crowning glory is the 375 square foot private patio with tall brick walls, wooden fencing, and large flowering planters, perfect for grilling and get-togethers.

Residents at the Wooster and Mercer Lofts are treated to a nice selection of amenities, including helpful staff and concierge service. The pet-friendly community has grassy lawns and there is also a small neighborhood park next-door. Other features include an outdoor swimming pool, a lounge area, a state-of-the-art fitness center, and a club room with billiards. There is secure garage parking, as well as nearby Metro stations in both the Rosslyn and Courthouse neighborhoods. Wooster and Mercer’s location along trendy Clarendon Boulevard allows for numerous nearby shops and restaurants. There are good grocery options with Whole Foods, Trader Joe’s, as well as farmers markets in Rosslyn and in Courthouse.
