The Waterview is both a hotel and a condominium. Located by the Potomac River in Arlington’s Rosslyn neighborhood, the high rise structure begins with Le Meridian Hotel and continues from stories 14 through 30 as permanent residences. The waterfront address is well-known for its world-class full-service amenities. Perhaps that is why these condos rarely become available.

The newest listing at this luxury tower is Unit #1403 which came on the market in October. The 2-bedroom, 2-bath contemporary flat offers 1,077 square feet of floor space with floor-to-ceiling windows allowing wide-plank hardwoods to be bathed in natural light. The kitchen with its Viking and Sub-Zero stainless steel appliances is open to the rest of the living area. Both the Master and second bedrooms have new carpet while the windows gaze out on the cityscape beyond. The apartment is currently priced at $749,000.

Unit #2604 recently went through its second price reduction. The 2-bedroom, 2.5 bath condo was originally listed at $900,000 and is now available for $849,000. With 1,232 square feet of living space this showcase apartment features views of the Potomac River from every room! Pale wide-plank hardwood floors in the living area lend to the open feel, as does the minimalist gourmet kitchen with its red wood cabinets and high-end appliances. Marble baths, walk-in closets and stacked front-loading washer and dryer add to the appeal.

While there haven’t been any recent closings at The Waterview, there is one residence that has temporarily been taken off the market—Unit #1503 with 2-bedrooms, 2-baths and 1,077 square feet of interior space. This bright and open condo with its warm Maple wide-plank hardwoods and modern red-toned kitchen with hanging pendant lights had been priced at $735,000. It was only on the market for 43 days before being placed on hold.

The Residences at Waterview has a sleek marble lobby with staffed desk, concierge and valet. Room service is also available for residents. The rooftop deck has two outdoor kitchens and panoramic views of Washington, the Potomac River and Arlington. You can toss in a huge fitness center, a health spa and community room, as well as the nearby Rosslyn Metro plus nearby shops and restaurants.
