Modern Living at Wooster and Mercer Lofts

Wooster and Mercer | Market Pulse | May 2019

The Wooster and Mercer Lofts are one of Washington Metro’s most perennially popular condominiums. Located in Arlington’s Rosslyn neighborhood, the seven-story brownstone complex boasts a hybrid style, combining modern industrial chic and giant factory style windows with retro accents such as 140 year-old bricks that wrap around interior columns. Developed by Abdo and delivered in 2007, Wooster & Mercer is home to 87 luxury residences.

The downside of such popularity is the scarcity of available units. Case in point: not only were there no new listings in May, there were no available condos at all! That does not make for happy buyers who wish to plant roots at the trendy community.

There is one residence at Wooster and Mercer that is currently pending. Unit #M202 had been listed as Active under Contract—meaning that it could still being shown. On May 7, however, the unit went off market, meaning that backup buyers could no longer hold out hope. The stunning two-level loft has soaring ceilings, giant windows, gorgeous hardwood floors and the signature exposed bricks from the old Children’s Museum in Washington, DC. Floating iron stairs lead up from the open living area to second level sleeping quarters, while French doors lead out to a delightful patio. The asking price was $1,399,000.

There were also no closings in May, nor were there any expired or withdrawn listings. Nothing but crickets chirping at Wooster and Mercer! Perhaps June will bring some renewed action.

For those wanting news of any kind, the most recent closing was Unit #M408. The 3-bedroom, 3-bath city loft with 2,565 square feet of living space was listed for $1,450,000 on April 25 and closed the very same day for $1,480,000—that’s $30,000 over list on an immediate sale! That is how popular Wooster and Mercer is. The buyers landed a stunning corner mezzanine loft with two story windows, soaring ceilings, floating iron stairs and a Chef’s grade kitchen with granite counters and Wolf and SubZero appliances.

The elusive Wooster and Mercer Lofts can be observed from the street at 1600 Clarendon Boulevard along the trendy Rosslyn-Ballston Corridor. The complex is in Rosslyn near the Courthouse border which means an easy stroll to a wealth of upscale stores and restaurants. Residents here enjoy a swimming pool, fitness center, club room, staffed front desk, secure parking and a dog park.
