The Columbia | Market Pulse | August 2019

The Columbia Residences are historic and luxurious, offering unsurpassed community amenities. Originally located in Thomas Circle, the Columbia Hospital for Women opened in 1866, serving wives and widows of Civil War soldiers. The hospital moved to its current West End location in 1876 and was rebuilt in 1912. It remained open until 2002 and was then restored, renovated and converted to condos. The complex with its ornate Italianate design is one of DC’s most recognizable architectural landmarks.

Multiple new listings hit the market in August. Unit #433 has 1-bedroom plus den and a bath with 800 square feet of space for $619,000. Located on the top floor is Unit #708, a 1-bedroom, 1-bath apartment with a bonus office nook and 735 square feet of living space. Also still active is the most expensive current listing at The Columbia, Unit #432 with an asking price of $1,065,000. Unit #417 which listed in July is still available for $639,900. A loft-style bedroom, a handsome bathroom with marble vanity, deep-set windows and unique architectural details add to the considerable charm. Unit #332 listed in August and went into active under contract status 13 days later. Priced at $797,000, the 2-bedroom, 2-bath residence with 1,256 square feet of room has a split floorplan, pale hardwood floors and two newly restored marble baths. The bright kitchen with granite counters and Viking and Sub-Zero appliances is open to the extra-large large living and dining space.

Unit #623 went pending in August after listing the previous month for $1,490,000. The impressive duplex corner penthouse features 3-bedrooms, 2.5-baths, 1,788 square feet of living space and a 300-foor private roof deck! Among the many captivating features are pale hardwoods throughout, a formal dining room, library, floating iron stairs, large kitchen with a window over the sink, a giant masters suite, secondary balcony and none customized closets with built-ins.

There was one closing in August. Unit #342 listed at $974,900 and settled at $935,000.
