To say that the Wooster and Mercer Lofts are popular would be saying just a little. The hottest condominium complex along Arlington’s ultra-trendy Rosslyn-Ballston Corridor has experienced a summer drought when it comes to available listings. There were none in July and just two in August—and one of those two isn’t even on MLS! Developed by Abdo and completed in 2007, the condominium community is located at the crossroads of Clarendon Boulevard and N. Queen Street in Rosslyn. The design from Cunningham Quill Architects evokes the feel of traditional warehouse structures while adding all the upscale modern amenities that today’s discerning buyers desire.
New to the market in August is Unit #W208, a Life At The Top featured property available only through TTR Sotheby’s Private Placement Program. With an asking price of $1 million even, the stunning corner residence in the desirable Wooster building offers a delightful 1,703 square foot floorplan with 2-bedrooms, 2-baths and gleaming hardwood floors throughout. Giant floor-to-ceiling factory style windows wrap around two sides, while exposed overhead ductwork and 140-year-old brick accents from the original Children’s Museum in Washington add to the cool warehouse vibe. A beautiful gourmet kitchen is set into a single wall, with granite counters, Viking and Sub-Zero stainless steel appliances and hanging pendant lights over the breakfast bar. The large master bedroom suite has a giant 18-pane window and en-suite bath with honed marble double-sink vanity. The second bedroom similarly has a 18-pane window plus direct access to the hallway full bath. This airy and sun-filled urban city home won’t last long at the price!
The only other new listing in August is now in “active under contract” status. Unit #M207 in the Mercer building listed for $1,150,000 and went pending with contingencies just four days later. The 2-bedroom, 2-bath corner residence with 1,672 square feet of living space has Brazilian Cherry floor, a gourmet kitchen with upscale appliances and dark granite counters, plus a wrap-around concrete patio. The master bath has a twin sink vanity and frameless shower. Large windows look out on the patio and the community grounds.
The most recent closing was in June. Unit #M202 listed for $1,399,000 and settled for $1,340,000. Soaring ceilings, huge banks of two-story factory style windows, exposed ductwork, floating iron stairs and accent bricks add to the appeal. Toss in the gorgeous hardwood floors, beautiful upstairs bedrooms and family area, luxurious spa-type baths and French doors opening to a private patio, and you begin to understand why real estate buyers flock to the Wooster & Mercer.
The most expensive sale at Wooster and Mercer so far this year was Unit #W305. The 3-bedroom, 2-bath corner loft listed for $1,699,000 and sold for $1,580,000. With 3,000 square feet of living space, the residence has 3-bedrooms, 3-baths, towering wraparound factory-style windows, soaring ceilings and floating iron stairs leading to a giant loft living area overlooking the main floor.
The main address for the community is 1600 Clarendon Boulevard in Rosslyn. Wooster and Mercer is also close to the neighboring Court House neighborhood, with an impressive number of nearby bars, restaurants and boutique retailers. The Rosslyn-Ballston Corridor consists of five urban villages interconnected by the Metrorail system with dedicated stations for each neighborhood. Residents at Wooster and Mercer enjoy a swimming pool, fitness center, club room, staffed front desk, secure parking and a dog park.
