The Columbia | Market Pulse | October 2019

Located in DC’s popular West End neighborhood is a condominium with a unique history. The Columbia Hospital for Women opened in 1866 in Thomas Circle, serving wives and widows of Civil War soldiers. It relocated to the West End in 1876 and was rebuilt in 1912 as a larger facility. It ultimately closed its hospital doors in 2002, but was renovated and reborn in 2006 as the Columbia Residences. The iconic Italianate design from original architect Nathan C. Wyeth is one of the city’s most distinguished landmarks.

New to the market in October is Unit #432, a 2-bedroom, 2-bath residence with 1,250 square feet of living space and a price tag of $919,000. Relisted in October with a lower price is Unit #708. The top-floor, 1-bedroom, 1-bath residence with undeniable charm is now available for $569,000. The 735 square foot gem has pale blonde hardwood floors, an office nook, a fantastic open kitchen with salt and pepper granite counters plus Sub-Zero and Viking appliances, a sliding wood and glass door to the bedroom, balcony, dual-entry marble bath, plantation shutters, parking, storage and new Bosch/Carrier HVAC.

Unit #417 first listed in July and has since dropped its price twice. Unit #235 went Active Under Contract in October and is scheduled to close in November! The competitively priced 1-bedroom, 1-bath flat was listed at just $499,000. There was one closing in October. Unit #328 was priced at $695,000 and closed for $704,000. That’s $9,000 over list! This is a very bright and sunny residence with a twin-sink marble vanity and sliding doors leading to the master suite.
