The sleek and contemporary Waterview is a Pei Cobb Freed designed complex in the Rosslyn waterfront neighborhood that includes the Meridien Hotel, a 23-story office tower and luxury condos for sale. That said, the popularity for the full service residences is such that active listings can sometimes be scarce. Such is the case in October, with no new available condos for sale and no new closings.

The most recent activity at the Waterview is Unit #2803 which went under contract in September and is due to close in November. The 2-bedroom, 2.5-bath apartment with 1,475 square feet of living space listed for $1,159,000 and features huge floor-to-ceiling window walls providing picture perfect views of the Potomac River and Washington, DC monuments. Dark hardwood floors, matching kitchen cabinets, marble counters and stainless steel appliances help provide a modern ambience.

The most recent sale at the riverside complex was Unit #2110, a super-cute 1-bedroom flat with a den, pale wide-plank floors, 833 square feet of living space, a wall of windows and unobstructed views of the river and Key Bridge. The condo listed at $759,999 and closed for $700,000. The open kitchen with red-tone cabinets, black granite counters and Viking and Sub-Zero appliances complements the great room concept perfectly.

The highest-priced closing of the year occurred in June, with Unit #2703. The 2-bedroom, 2.5-bath residence listed for $1,200,000 and went under contract at full price in just one day! With 1,475 square feet of living space, plus blonde hardwood floors, exquisite bathrooms and a huge master bedroom suite, this city home in the sky is indeed impressive.

The most competitively priced sale of the year was Unit #2004, a 1-bedroom, 1-bath apartment that listed for $490,000 and closed at $472,000. The cute 570 square foot flat maximizes its space with blonde hardwoods, a modern stainless steel kitchen set into a single wall and floor-to-ceiling windows allowing tons of natural light.

While available residences may be at a lull at present, there was one expired listing in October. Unit #1907 has 2-bedrooms, 2.5-baths and 1,232 square feet of space. It had been priced at $859,900. The elegant residence with window walls and incredible views the river and DC monuments boasts a striking open kitchen with blonde cabinets and mosaic backsplash as well as solid wood floors and large bedrooms with en-suite bathrooms featuring marble counters, stone floors and designer fixtures.

Residents at the Waterview enjoy a spectacular roof deck with outdoor kitchens, plus staffed front desk, a fitness center, community room and secure parking.
