The Wooster and Mercer Lofts is one of the most popular condominium communities in the Washington area. The complex was developed by Abdo and designed by Cunningham Quill Architects. Located in Arlington’s Rosslyn neighborhood, along the trendy Rosslyn-Ballston Corridor, the complex combines traditional brick warehouse-style exteriors with modern amenities. Among the intriguing interior finishing touches are 140 year-old brick accents repurposed from the original Children’s Museum in DC.

Unit #M604 in the Mercer building came onto the market in late November and has already dropped in price. Originally listed at $999,000, the oversized 1-bedroom, 1-bath condo with 1,194 square feet of living space is now available for $949,000—a $50,000 cut! After restoring the residence to pristine original condition, the seller is looking for a closing by year’s end. The penthouse level loft condo features two stories of factory style windows, hardwood floors and soaring 22-foot ceilings. With a gourmet kitchen including Wolf 6-burner range and built-in wine cooler, a sliding “barn door” to the bedroom and spiral stairs leading to a private deck, this spacious 1-bedroom has the potential to expand into two-bedrooms.

Unit #W103 also listed late in November. The 1-bedroom, 2-bath plus den residence in the Wooster building has 1,188 square feet of space, beautiful Brazilian Cherry wide-plank floors, exposed overhead ductwork and the complex’s signature interior brick accents. The open gourmet kitchen features a Wolf range, Sub-Zero fridge, GE Monogram wine cooler and hanging pendant lighting over the dark granite breakfast bar. A large owner’s suite offers a custom walk-in closet and spa-style en-suite bath, while the den has a built-in full-size Murphy bed plus full guest bath. There is also front-loading side-by-side GE washer and dryer. Included is a reserved garage parking space and storage unit.

Also of note, a Life At The Top private listing is currently under contract and expected to close in January. Unit #W208 is a corner residence in the Wooster building with a very spacious 1,703 square foot floorplan. The apartment was listed at $1 million, leading to a bidding war and agreement in excess of the asking price. Among the many features are giant wraparound windows, a large master bedroom suite with honed marble en-suite bath and a beautiful chef’s kitchen with granite counters and Viking and Sub-Zero stainless steel appliances.

There were no closings in November. The most recent was Unit #207 in September. The 2-bedroom, 2-bath residence listed for $1,150,000 and settled at $1.2 million–$30 grand over asking. Features include hardwood floors, a wraparound private patio, giant windows, a gourmet kitchen with all the trimmings and a large master bedroom suite.

Residents at Wooster and Mercer enjoy plenty of common amenities. There’s a staffed front desk with concierge service, a swimming pool, fitness center, club room, courtyard and a dog park. The Rosslyn location is ideal, close to the border of neighboring Courthouse and also walking distance to a host of upscale shops and restaurants along Clarendon Boulevard. There are also two nearby Metro stations. Rosslyn in considered the Gateway to Arlington and is the first of five appealing urban villages, each with its own Metro station, along the Rosslyn-Ballston Corridor.
