The Waterview is the luxury condominium portion of an Arlington mixed-use complex that also includes Le Meridien hotel plus a 23-story office tower. Perched near the Potomac River in the Rosslyn neighborhood, the condos are known for their modern appeal, as well as full service hotel amenities. The Pei Cobb Freed designed building is so popular, however, that available units can be scarce. Such was the case in December, with no new listings, and in fact, no available condos or sales activity whatsoever. In lieu of current news, below are sales highlights from the past year.

The most recent sale at the Waterview was Unit #2803, which closed in November. The 2-bedroom, 2.5-bath apartment with 1,475 square feet of living space listed for $1,159,000 and sold for $1,135,000. The 1,475 square foot residence features huge floor-to-ceiling window walls providing picture perfect views of the Potomac River and Washington, DC monuments. Dark hardwood floors, matching kitchen cabinets, marble counters and stainless steel appliances help provide a modern ambience.

The highest-priced sale of the year was Unit #2703. The 2-bedroom, 2.5-bath apartment listed for $1.2 million and went under contract in just one day with a full price offer. The flat has the same square footage as Unit #2803, listed above, and features blonde wide plank hardwood floors and a modern open kitchen with red-toned cabinets, granite counters and Viking, Sub-Zero and Miele stainless steel appliances. Also, views of the Potomac River and DC monuments are presented from every room!

While the Waterview is known for its extravagance, there can also more affordable opportunities. Such was the case with the Unit #2004, representing the most competitively priced sale of the year at $472,000. The super cute 1-bedroom, 1-bath flat makes the most of its 570 square feet of space, with blonde floors that glow in the sun from floor-to-ceiling windows, and a modern kitchen set into a single wall. The cityscape views plus peens of the Potomac from the 20th floor are also impressive.

Representing a happy medium between least and most expensive was the sale of Unit #2110 in September. The 1-bedroom, 1-bath plus den apartment listed for $759,900 and closed for $700,000. With 833 square feet of space, the stylish flat has blonde floors, an open floorplan, a red-toned kitchen, a huge bedroom suite and a huge wall of windows with incredible, unobstructed views of the river, Roosevelt Island and Key Bridge.

The Waterview has a fantastic roof deck with an added bonus—a residents-only observation deck with stunning panoramic views, two outdoor kitchens, lounges and fireplaces. Other amenities include a staffed front desk and concierge service, a fitness center, community room, room and laundry service, and secure parking. The Rosslyn Metro is a quick walk away. The waterfront neighborhood is the first stop along the trendy Rosslyn-Ballston Corridor—a series of five urban villages, each with its own Metro station as well as upscale shops, restaurants and entertainment galore.
