Located in Arlington’s Rosslyn neighborhood, the Wooster and Mercer Lofts are one of the region’s most popular condominium communities. Developed by Abdo and designed by Cunningham Quill Architects, the handsome brick buildings evoke a retro chic vibe with massive factory-style windows and repurposed 140 year-old bricks from the old Children’s Museum in DC, now used as interior accents. The complex stretched for two blocks along trendy Clarendon Boulevard, and down the side streets of N. Pierce and N. Queen. The downside to the popularity is the scarcity of new listings. It’s also worth noting that new listings across the region, and in fact, across the nation, have slowed over the past month.

According to the property management team, Unit #W204 was the only new listing in April and it went into “active under contract” status after just four days on the market. That means that the property is pending, but with contingencies, allowing the potential for it to be shown for backup offers. This 2-bedroom, 2-bath residence in the Wooster complex with 1,270 square feet of living space is currently being leased until June, and is priced for sale at $877,000. Among the features are hardwood floors throughout, massive window walls and a gourmet open kitchen with SubZero and Wolfe appliances. The limestone bathrooms have Waterworks fixtures.

There is only one unencumbered active listing currently. Unit #M604 in the Mercer complex is listed at $950,000. The 1,194 square foot loft residence initially had one bedroom, but the owner has since constructed a second. Gleaming hardwood floors run throughout the unit, with floating iron spiral stairs leading to a large private deck. Soaring 22-foot ceilings and two stories of massive windows add to the allure. The open gourmet kitchen features a Wolfe 6-burner range, a stainless steel glass door fridge and built-in double wine coolers. Exposed ductwork snakes throughout the residence, with antique brick accents in multiple places. The bathroom has a twin sink granite vanity plus a large frameless shower.

There haven’t been any closings at Wooster and Mercer since January, when Unit #208 closed for $1,007,500 after listing for $1 million. This private Life At The Top listing is a beautiful corner residence with 2-bedrooms, 2-baths and 1,703 square feet of living space. Among the many features is a Chef’s kitchen set into a single wall, with Viking and Sub-Zero appliances, black granite counters and hanging pendant lights. Square pillars are wrapped with 140 year-old brick and the large master bedroom suite has a honed marble bathroom with twin sink vanity. The second bedroom has direct access to the full hallway bath with marble vanity and tile floor. Parking is included.

Location is everything, as they say. This is certainly true of Wooster and Mercer, situated in Rosslyn but also very close to the next-door Courthouse neighborhood. This allows for a highly walkable experience along the trendy Rosslyn-Ballston Corridor, with tons of great bars, restaurants, shops and entertainment, as well as two nearby Metro stations. Residents at Wooster and Mercer enjoy plenty of condo amenities, including a great pool by THE FLORIDA POOLS, front desks and concierge, club room, fitness center, courtyards and a dog park.
