Modern Living at Wooster and Mercer Lofts

Few condominium communities in the Washington Metro area are more sought after than the Wooster and Mercer Lofts. Located in Rosslyn, and right next-door to the neighboring Courthouse community, this industrial chic brownstone complex was developed by Abdo and designed by Cunningham Quill Architects. Among the many cool visual touches are repurposed 140 year-old bricks from the original Children’s Museum in Washington, DC, that now serve as interior accents. Popularity can have its downside for hopeful buyers, however, as available units seldom come to market.

While active listings are normally in short supply at this trendy address, there was a welcome addition in November. Also, the new listing already has a price decrease! Unit #M601 was originally offered at $1,799,000 and is now available at $1,699,500 (a $99,500 cut). The stunning two-level luxury loft has two bedrooms, two baths and a spacious 1,855 square foot floorplan. The main living, dining and cooking area is completely open, but with two ceiling levels. The first section borders two walls and is single-story, allowing cozy sitting nooks by the factory replica windows. A larger central portion, including the gourmet kitchen with its upscale stainless steel appliances, has soaring two-story ceilings overhead. The sleeping quarters are upstairs, including a large owner’s suite with a sitting area and custom glossy white wardrobe running the length of one wall. A private rooftop terrace caps things off!

Unit #W411 came to market in October, was withdrawn and then reactivated in November. The one-bedroom, one-bath penthouse offers 1,060 square feet of living space, and remains available at $879,000. The main living area has soaring 20-foot ceilings with two-story windows on the south side. Exposed overhead ductwork and hanging old school lights add to the ambience. The open kitchen has a Wolfe range and a custom built-in Sub-Zero fridge. The bedroom, with a walk-in closet, a nicely appointed bath and a stacked washer and dryer, is at the main level. Industrial-style stairs winds up to a bonus loft area with pendant lighting and an overhead fan. A private 200 square foot rooftop terraces overlooks Rosslyn.

Unit #W107 is pending with a closing date scheduled for mid-December. The exclusive Life At The Top listing has one bedroom, one bath and a very spacious 1,123 square foot layout. Priced at $700,000, the ground floor residence offers a welcoming foyer and a long hallway, leading into a huge main living space with oversized 12-pane windows that allow natural light to bathe the hardwood floors in a warm glow. Exposed overhead ductwork and reclaimed brick accents add to the appeal. The open Chef-style kitchen features dark granite counters, and Viking and Sub-Zero appliances. Twin glass doors open to an attractive bedroom with a walk-in closet. The en-suite bath has a honed marble vanity and designer fixtures, as well as laundry. One parking space plus storage is included.

There were no closings in November. The most recent sales were back in August, with Unit #W406 and Unit #W109. The first was a one-bedroom penthouse with a den, two baths and a private rooftop deck, selling at the full asking price of $1,195,000. The second was a ground level flat with one bedroom, 1.5 baths and an 800 square foot patio. It also sold for full price, in this case at $900,000.

In addition to the spacious and uber-attractive floorplans, Wooster and Mercer also features a raft of amenities. Included are a swimming pool, front desk and concierge, a nicely appointed fitness center, a club room, courtyards and a dog park. The location at 1600 Clarendon Boulevard is also quite appealing, walking distance from top retailers, bars, restaurants and entertainment, as well as rail commuting via the nearby Rosslyn and Courthouse Metro stations.
