Sales activity has remained strong this winter, from the large number of closings in December to an equally robust January. This portends well for the months ahead. There were four sales at The Odyssey in Arlington’s Rosslyn neighborhood. The modern curvilinear tower offers some of the best views around plus white gloves service, a phenomenal rooftop swimming terrace and an extraordinary fitness center on the 17th floor. Two of the four closings were at full price, proof positive of the building’s appeal. Unit #323 with two bedrooms and one bath listed and sold for $469,900. Similarly, Unit #223, one floor down, with a similar floorplan, also listed and sold for $469,900.

There were no fewer than six luxury buildings in the DC area with two closings in January. Of these six buildings, two had sales that were especially notable. Unit #1210 at Turnberry Tower in Rosslyn is a one-of-a-kind fully renovated apartment with two bedrooms, 2.5 baths and a stunningly modern kitchen that sold for $1,600,000 (the fourth-highest sales price of the month as well as the fourth-highest price per square foot). Also at Turnberry Tower is Unit #804, a one-bedroom former show model with a den, two full baths and 1,645 square foot of space that closed at the full asking price of $1 million. The other building in this group that bears a special nod is the Ritz-Carlton West End, where Unit #2B was the fifth-highest sale of the month at $1.5 million. The other Ritz-Carlton West End closing in January was Unit #7D, with a $1,112,500 sales price.

The remaining buildings with two sales each include Clara Barton in Penn Quarter with its hotel-style living; Gallery Place in exciting Chinatown; The Metro in Logan Circle with its amazing outdoor spaces and The Ventana in Penn Quarter with its sleek glass tower incorporated into historic row houses. Luxury buildings with one sales each include 3303 Water Street in Georgetown, 1745N in Dupont Circle’s Historic Row, 2020 Lofts in the trendy U Street Corridor, Chase Point in Chevy Chase, City Vista in Mount Vernon Triangle and The Columbia in the West End. Of this group, Unit #60 at 3303 Water Street was the month’s second highest sale at $1,925,000; Unit #210 at 1745N was the fifth-highest price per square foot and the sixth-highest sales price at $1,275,000; and Unit #706 at The Columbia was part of the six-way tie for highest sales-to-list ratio, listing and selling for $1.1 million.
