Market Leaders | Highest Price New Listings | January 2021

The first month of 2021 saw some notable new listing activity in the nation’s capital, including a Georgetown penthouse that is sure to set some records. Unit #PH2C/1M at the Ritz-Carlton Georgetown is listed at $18 million! The 6,407 square foot residence is impeccably curated over two levels, and includes a huge private roof deck staring straight down the Potomac River. Among the many features are four bedrooms, five full baths, two powder rooms, staff quarters with kitchen, a wood-paneled library and a private gym. Located at the same Ritz-Carlton Georgetown address, Unit #2A comes in a distant second at $4 million, although it would have been a price leader almost any other month. There are four bedrooms, 4.5 baths and 3,395 square feet of living space, with Brazilian Cherry herringbone floors. A stunningly modern kitchen and dining room combination boasts appliances integrated so seamlessly, that you’d barely know they’re there.

Third place goes to Unit #502/503 at the legendary Watergate in Foggy Bottom. With an impeccably designed interior by architect Robert Gurney, the 3,620 square foot cooperative is listed at $3,999,999. Featuring four bedrooms and 3.5 baths, the residence has been completely transformed, resembling something akin to a David Hockney painting with sunny open spaces and tasteful cubism. In fourth place is Unit #PH106 at the Westlight building with its cantilevered glass facade in the West End neighborhood. Listed at $3,750,000, the three-bedroom, three-bath flat is all space, light and white-on-white modern motifs with a 2,477 square foot layout. From the inspired Chef’s kitchen to window walls that invite the outside in, this place exudes style.

Fifth place goes to Unit #606 at the Residences at Harbourside in Georgetown. The lovely duplex penthouse is priced at $3,695,000, with massive walls of windows, three bedrooms, 3.5 baths and nearly 4,000 square feet of living space. You can add another 2,500 square feet with two private terraces, including a roof deck, featuring Potomac River views. Our final entry is Unit #6 at The Logan in Logan Circle. Priced at $2,849,000, the three-bedroom, 3.5-bath modern multilevel penthouse has a 2,578 square foot layout, with direct elevator access and an extraordinary chef’s kitchen. Also notable is a stylish glass-enclosed stairway, winding up to an 800 square foot private rooftop terrace with wooden flooring, fire pit and gas grille.
