The Columbia | Market Pulse | March 2021

One of Washington, DC’s most unique and popular condo communities, The Columbia Residences was once a hospital! Initially founded in 1866 in Thomas Circle, the Columbia Hospital for Women served wives and widows of Civil War soldiers. The facility moved to the West End neighborhood in 1870 and was rebuilt five years later with a stunning Italianate design from Nathan C. Wyeth. The hospital ultimately closed its doors in 2002 and was subsequently redeveloped as luxury condominiums with a wide range of amenities.

New to the market in March is Unit #434 with one bedroom, a den, a luxurious dual entry marble bath and 810 square feet of living space. Listed at $599,000, the apartment has lovely hardwood floors throughout the main living areas and den, with carpet in the master bedroom. There’s a balcony off the bedroom, a walk-in closet, a washer/dryer and an open gourmet kitchen with Viking range, SubZero fridge and a pantry with frosted glass sliding door.

Still available is Unit #309 with an asking price of $595,000. Sit at the granite island/bar for breakfast or take your coffee out to the balcony. Stacked washer/dryer, custom shades and one parking space are included.

Unit #442 is active again after having been temporarily taken off the market. The two-bedroom, two-bath apartment with richly hued hardwood floors was priced at $950,000. The open kitchen features granite countertops, a Viking gas range, Viking wine cooler and SubZero fridge. A large private balcony, a washer/dryer combo, one parking space and a storage unit add to the appeal.

The most expensive available listing at The Columbia has now been reduced in price! Unit #240 had been offered at $1,595,000 but has now dropped to $1,575,000. The three-bedroom, 2.5-bath ground floor apartment has nearly 2,000 square feet of living space, gorgeous hardwood floors and French doors leading out to a private patio. Two bedrooms have en-suite baths while the third is currently used as an office with two custom built-in work stations.

Also offering a priced reduction is Unit #237, from $890,000 down to $882,000. With two bedrooms, 2.5 baths and 1,163 square feet of space, the apartment exudes architectural charm. Thick crown molding and a sunny window bay add to the appeal. Other features include a balcony and a master suite with an en-suite bath including a twin-sink vanity, frameless shower and a separate deep-soaking spa tub.

Unit #321 closed in March. The one-bedroom, one bath condo with a bonus loft den, had been listed at $625,000 and went under contract just four days later! The 813 square foot residence ultimately sold for $620,000, just $5K below asking. Soaring ceilings open to a large private patio. The open gourmet kitchen features Viking and SubZero stainless steel appliances.

Coming soon is Unit #424, with an anticipated asking price of $675,000. The apartment has lots of improvements, with ashy-gray hardwood floors, a gourmet kitchen with dark granite counters and a superb frameless shower in the bath. Also notable is the loft-style bedroom with an entire wall of built-in closet space. A private balcony adds to the fun.

You’ll find amenities galore at The Columbia, with a rooftop swimming pool and lounge, fitness center, billiards and club rooms, front desk and concierge. There are also three furnished guest suites for visitors, as well as an on-site Trader Joe’s—the ultimate in grocery convenience. You’ll also find an Urban Boxing on the grounds. The former hospital with its amazing brick façade and distinctive front wings, has certainly turned into a wonderful place to live.
