Unit #3D at the Ritz-Carlton Georgetown topped the list for the highest price per square foot in April at $1,227.27. It is also the most expensive sale at $5.4 million! Perched near Georgetown’s Waterfront, the luxury full-service address offers both a hotel and condos at the same location. The 4,400 square foot residence has oversized windows offering picture perfect views of the Potomac River. There are four bedrooms and 5.5 baths, with a combination of dark herringbone and tile floors. Second place goes to another multi-category winner, Unit #1 at The Wormley School in Georgetown. This 2,700 square foot fully renovated home sold for $1,111.11 per square foot. It was also the second highest-sales price as well as the highest list-to-sales price at 107.14 percent, having listed for $2,700,999 before closing at a smooth $3 million. The two-bedroom, 2.5-bath residence has loads of elegance and charm, as well as an awesome wraparound patio and a private grassy dog run.

In third place is Unit #1004 at Mathers Studios in Chinatown. The two-bedroom, two-bath loft has 1,200 square feet of living space and sold for $1,325,000, equaling $1,007.24 per sq. feet; this was also the fourth-highest list-to-sales ratio at 103.92 percent. The former office building is home to both condo residences and artist studios, and is located in one of Downtown DC’s most vibrant and exciting neighborhoods. Next on the list is Unit #1118 at The VIO, located at Washington’s newest waterfront hot spot, The Wharf. The two-bedroom, 2.5-bath modern flat with 1.630 square feet of living space sold for $1,750,000, or $1,073.62 per sq. foot. An incredible kitchen, walk-in closets with organizers, a laundry room and a large private deck are among the features. The new owners will be steps from the promenade with all its exciting new shops, restaurants and entertainment.

Fifth place goes to Unit #404 at 2501 M in the West End neighborhood. The modern 1,265 square foot flat with two bedrooms and 2.5 baths sold for $1,285,000 or $1,015.81 per sq. foot. Giant windows, white oak floors, a very contemporary kitchen and a private balcony add to the allure. Our final entry is Unit #1A at 22 West in the West End. The spacious two-level apartment has 1,645 square feet of living space and sold for $1,612,500, translating to $980.24 per square foot. The extraordinary residence with custom finished throughout, has two stories of windows framing the captivating living area with its soaring ceilings.
