Located just a block from the Potomac River in Arlington’s Rosslyn waterfront neighborhood, the aptly-named Waterview is part of a mixed-use complex that includes an office tower and Le Meridien Hotel. In fact, the hotel itself occupies the lower portion of one tower, with the condos on floors 14 through 30. Residents enjoy a number of perks, including room service meals delivered from the hotel’s popular restaurant, Amuse.

While active listings can be rare at the Waterview, there have been multiple new entries recently. Unit #1909 came to market in May with an asking price of $549,000. The one-bedroom, one-bath flat makes the most of its 687 square foot layout with blonde hardwood floors throughout and an open space-saving Wood Mode kitchen with Viking, Sub-Zero, Dacor and Miele appliances set into a single wall. Massive floor-to-ceiling windows provide views of the river.

Unit #2504 is available for $1,099,900. This desirable corner condo has two bedrooms, 2.5 baths and 1,232 square feet of space. Dark hardwood floors run throughout, with wrap-around walls of windows providing views of the cityscape and the river. A remodeled open cook space features brand new glossy white Euro-style cabinets and white granite counters.

Unit #2006 listed last month and quickly went under contract with contingencies. However, the attractive one-bedroom flat with a den and one bath is now back on the market. Listed at $575,000, the 808 square foot condo has lovely wide-plank floors, a marble bath and a chef-worthy kitchen with a Viking range and Sub-Zero fridge add to the appeal. There’s also a washer/dryer!

There were two price reductions in May. The first is Unit #1603 with a drop from $740,000 down to $718,000. The beautifully maintained apartment has two bedrooms, two baths and 1,107 square feet of space. Blonde hardwood floors are in the living areas, with cream carpet in the bedrooms. Large windows offer city views and peeks of the river.

Unit #1705 has been reduced from $515,000 down to $499,000. The seller of the one-bedroom, one-bath flat will cover the first six months of condo fees at closing! This cute unit with its gleaming wide-plank floors in the living area has a terrific space saving open kitchen tucked unobtrusively into one corner, with Viking, Sub-Zero, Miele and Dacor appliances.

Unit #2108 is now in Active Under Contract status, meaning the two-bedroom, two-bath apartment is pending with contingencies and can still be shown for backup offers. With 1,175 square feet of space, the condo is anchored by a large open living, dining and cooking area. Giant expanses of wall-to-wall windows with river views allow abundant light to bathe the hardwood floors in a natural glow.

Multiple price reductions may have done the trick for Unit #1706 as it is now pending. The handsome one-bedroom, one-bath flat with a bonus den was lowered to $559,900 before the accepted offer. Huge windows allow in plenty of light, and the living and dining area are completely open to a gourmet kitchen with Viking, Sub-Zero and Bosch stainless steel appliances.

There were no closings in May at The Waterview. Residents at the full service building enjoy a staffed front desk, concierge and maid service. A phenomenal rooftop observation deck features grills, dining tables, bar, heat lamps and an outdoor fireplace. There’s also a fitness center, community room and secure parking. Rosslyn is part of the trendy Rosslyn-Ballston Corridor, with five villages interconnected by Metrorail and offering a vibrant blend of shops, restaurants and entertainment.
