View Of The Washington Monument

The Waterview | Market Pulse | October 2021

The Waterview comes by its name organically, offering prime views of the next-door Potomac River. Located in Arlington’s Rosslyn waterfront neighborhood, the modern complex designed by Pei Cobb Freed also includes Le Meridien Hotel and a 23-story office building. The popularity of this full service address can result in a scarcity of available condos. However, October did usher in multiple new listings!

The first of the October offerings is Unit #2203 with an asking price of $950,000. The two-bedroom, two-bath apartment has a 1,077 square foot layout with dark hardwood floors throughout. The open space design includes an attractive modern white kitchen set into a single wall, with stainless steel appliances, a white brick backsplash, a wine fridge, granite counters and a breakfast island. Also included in an in-unit washer and dryer, plus two parking spots.

Also new in October is Unit #2405, listed at $945,000. This apartment has two beds and two baths, with 1,175 square feet of living space. The oversized corner unit has massive window walls, views of the river, and an open gourmet kitchen with dark granite counters and island, and stainless steel appliances set into red wood-tone cabinetry. Wide-plank floors, spacious bedrooms and spa-like baths add to the allure.

The other new listing is Unit #1903. The two-bedroom, two-bath flat with 1,077 square feet of space is quite competitively priced at $710,000. Attractive blonde hardwoods are in the living spaces and primary bedroom, with cream carpet in the second bedroom. The unit is bright and airy with tons of huge windows. The open kitchen has wood-tone cabinets, black granite counters and island, and Sub-Zero, Viking and Miele stainless steel appliances.

There was one closing in October. Unit #2904 listed at $2,100,000 and sold for $2,000,000. The luxe penthouse has three bedrooms, 3.5 baths and 2,260 square feet of living space. Brazilian cherry floors contrast magnificently with ebony wood tones in the dramatic open kitchen, as well as matching ebony accents in other parts of the residence. Giant windows allow spectacular views of the Potomac River and beyond, from nearly every room. Other features include custom wall treatments and an expansive primary bedroom suite with a huge walk-in closet and a remarkable en-suite bath.

Unit #1705 has expired. The tidy one-bedroom, one-bath apartment with 660 square feet of space had been listed at $499,000. Features include blonde hardwood floors, walk-in closets, and a space-efficient kitchen tucked into one corner, with granite counters, an islands, and Viking, Sub-Zero, Miele and Dacor stainless steel appliances. An in-unit washer/dryer and one parking space was also part of the package. We’ll keep track to see if this one comes back onto the market.

Residents of the Waterview enjoy plenty of luxury amenities, including options for maid and room service. It’s also easy to order meal deliveries from the hotel’s popular restaurant, Le Amuse. Add to that, a spectacular residents-only observation deck offering panoramic views, front desk and concierge, fitness center, community room and secure parking. Rosslyn is known as the “Gateway to Arlington,” and is the first of five urban villages along the ultra-trendy Rosslyn-Ballston Corridor, each with its own Metro station as well as countless shops and restaurants.
