The always popular Waterview condominium is part of a mixed-use community near the Potomac River in Arlington’s Rosslyn neighborhood. Other components include an office tower, and Le Meridien Hotel. The hotel is at the lower portion of the residential building, with condos occupying floors 14 through 30. The complex was designed by Pei Cobb Freed, and completed in 2008. Buyers hoping for available resales can sometimes find it challenging, however. That was certainly the case in November, with no new listings coming to market.

There was only one active listing as of this writing. Unit #1903 came to market in October with an asking price of $710,000. The two-bedroom, two-bath flat with 1,077 square feet of space offers attractive blonde hardwoods are in the living spaces and primary bedroom, with cream carpet in the second bedroom. The unit is bright and airy with tons of huge windows. The open kitchen has wood-tone cabinets, black granite counters and island, and Sub-Zero, Viking and Miele stainless steel appliances.

Unit #2203 also entered the fray in October, and has very recently gone under contract. The two-bedroom, two-bath flat had been listed at $950,000 before entering pending status. The 1,077 square foot condominium has dark hardwood floors throughout, plus giant windows on three sides, allowing for tons of natural light. An attractive modern white kitchen is set into a single wall, with stainless steel appliances, a white brick backsplash, a wine fridge, granite counters and a breakfast island.

There were no closings in November; the most recent sale having taken place in October. Unit #2904 listed at $2,100,000 and sold for $2,000,000. The luxe penthouse has three bedrooms, 3.5 baths and 2,260 square feet of living space. Brazilian cherry floors contrast magnificently with ebony wood tones in the dramatic open kitchen, as well as matching ebony accents in other parts of the residence. Giant windows allow spectacular views of the Potomac River and beyond, from nearly every room.

Unit #2405 listed in October for $945,000 but has since been taken off the market. The two-bedroom, two-bath corner apartment has 1,175 square feet of living space, with massive window walls and views of the Potomac River. An open gourmet kitchen features dark granite counters and island, and stainless steel appliances set into red wood-tone cabinetry. Wide-plank floors, spacious bedrooms and spa-like baths had helped to complete the picture, for a listing that has since gone off the radar.

The Waterview is known for its full service amenities, including options for maid and room service, with meal deliveries available from the hotel’s popular restaurant, Le Amuse. A spectacular residents-only observation deck offers panoramic views; there’s also a front desk and concierge, fitness center, community room and secure parking. And while condos come with garage parking, the Rosslyn Metro is also readily available, just a couple blocks away. The nearby Key Bridge is also close by, and Rosslyn residents will often stroll across it to Georgetown.
