Modern Living at Wooster and Mercer Lofts

Offering stylish loft designs and dramatic living spaces, the Wooster and Mercer Lofts are one of Arlington’s perennially popular condominium communities. Developed by Abdo and designed by Cunningham Quill Architects, the complex offers brownstone factory-style facades and incorporates industrial-chic interiors with exposed ductwork, soaring ceilings and repurposed 140 year-old brick accents from the old Children’s Museum in Washington.

The perennial popularity of Wooster and Mercer in Arlington’s Rosslyn neighborhood does have certain drawbacks, however. Owners tend to hang onto their spacious abodes and available resales can sometimes be scarce. Such was the case in December, with no new listings hitting the market.

As of this writing, the only available condo is something of a technicality, with Unit #203 in Active under Contract status. That means that an accepted offer is in place, but with contingencies. For that reason, the property can be shown for backup offers. The one-bedroom, one-bath apartment with oversized windows and Western exposures offers an open 900 square foot layout. Brazilian cherry hardwood floors run throughout the apartment, with exposed ductwork lending additional character. The open gourmet kitchen features granite counters, island and sideboard, plus Wolf and Sub-Zero stainless steel appliances. A large glass door and adjacent floor-to-ceiling windows adds to the bedroom’s open feeling.

There was one closing in December. Unit #M406 is an exclusive Life at the Top listing that hit the market in November with a strong marketing campaign, resulting in a quick offer. The stunning two-bedroom, 2.5-bath loft penthouse with its gorgeous 2,370 square foot layout sold for $1,635,000. There is a bedroom suites at each level, as well as entries at each level, providing easy elevator access. A massive two-story wall of windows will absolutely take your breath away. Dramatic floating stairs lead to a spectacular loft overlooking the living area below, with bonus features including a wet bar and wine fridge, as well as a large and open den that’s great for working from home. Two garage parking spaces are included.

Unit #M301 was withdrawn from the market in December. Interestingly, the condo was also temporarily removed in October before relisting in November at the same price, $1,250,000. We’ll keep track to see if the elusive residence pops up again. The corner apartment has two bedrooms, two baths, high ceilings and 1,829 square feet of space. Giant wraparound windows allow lots of light to illuminate the lovely hardwood floors. The chef-style kitchen has dark granite counters, maple cabinetry, a Wolf gas range and a Sub-Zero fridge. One garage parking space is included.

There were two closings in November. Unit #W205 sold for $1,220,000, after listing for $1,249,900. The spacious apartment has high ceilings, huge windows on two sides, and two bedrooms positioned at opposite corners for maximum privacy. The primary suite has a huge walk-in closet and a stunning en-suite bath. Cherry hardwood floors run throughout the living areas and bedrooms. The open concept kitchen has black granite counters and an island, Wolf appliances and a gigantic pantry.

The other November sale was Unit #M303, with a closing price of $1,025,000. The two-bedroom, two-bath residence has a dramatic custom makeover from noted interior designer Barry Dixon, with dark espresso finishes, brick accents, and strategically placed full-height brown drapes. A chef-inspired kitchen includes a Sub-Zero wine refrigerator that will accommodate approximately 150 bottles. The owner’s suite has floor-to-ceiling windows, built-ins, a walk-in closet and a beautiful bathroom with a twin-sink vanity, a wall-mounted television and a frameless Waterworks shower.

The Wooster and Mercer community is ideally located along the trendy Rosslyn-Ballston Corridor, allowing for a highly walkable lifestyle experience. There’s numerous great restaurants nearby, including Barley Mac, Tupelo Honey, Quinn’s and Mele Bistro. Condominium amenities include a swimming pool, front desk and concierge, club room, fitness center, courtyards and a dog park. There are two Metro stations within easy walking distance, in Rosslyn and in the next-door Courthouse neighborhood.
