Leading the charge with the most local sales in January is The Whitman in Washington, DC’s downtown Mount Vernon Triangle. The popular building with its glorious rooftop swimming pool enjoyed four closings, including the month’s fourth place honoree in the list-to-sales category. Unit #307 with one bedroom, one bath and 788 square feet of living space, sold for $500,000, equaling 100.02 percent of its asking price. Madrigal Lofts, also in Mount Vernon Triangle, had three closings in January. Residents enjoy high ceilings, loft-style layouts, exposed ductwork and huge commercial grade windows that flood the hardwood floors in a warm and natural light.
There were no fewer than nine buildings with two sales each! The lengthy list includes Chase Point in Friendship Heights, City Vista in Mount Vernon Triangle, Somerset House in Chevy Chase, The Watergate in Foggy Bottom, Washington Harbour in Georgetown, Westlight in the West End, and three buildings in the U Street Corridor: 2020 Lofts, The Beauregard, and Union Row. Four of the nine addresses also show up prominently in January’s highest sales awards. Unit #1105/06 at The Watergate was the second-highest sale at $4 million, with Unit #PH101 at Westlight, Unit #501 at Somerset House, and Unit #211 at Washington Harbour, following in third, fourth and fifth place at $3,975,000, $3,350,000 and $3,250,000 respectively.
Closing out our Top 12 for the month is 1745N at Historic Row in Dupont Circle. The stunning development merges a renovated stretch of classic row houses with new modern construction. Unit #213 is the fifth-highest closing in the list-to-sales category, selling for $1.2 million (100.01 percent). Also notable is Unit #103 at The Kalorama in the neighborhood of the same name, with a sales price of $960,000. The two-bedroom, two-bath residence is the first closing at the landmark building since November 26, 2019.
