Leading the way in our Top 6 list of above-asking closings in January is Unit #318 at The Lofts at Adams Morgan, in the perennially popular Adams Morgan neighborhood. The one-bedroom residence with a bonus den and two full baths sold for $615,000 after listing for $570,000. That’s 107.89 percent of asking for the 743 square foot with its soaring raw concrete ceilings, exposed ductwork, huge factory style windows and a private terrace. Second place goes to Unit #304W at the The Flats at Union Row in the trendy U Street Corridor. The 1,418 square foot duplex with three bedrooms and 2.5 baths closed at $1,060,000, or 100.95 percent of its $1,050,000 asking price.
Coming in a close third is Unit #307 at Lofts 14 in Logan Circle. The 863 square foot industrial-chic living space with a loft bedroom and towering ceilings sold for $680,000 (100.74 percent). The building at 1401 Church Street NW was originally an auto showroom before being converted to condos. Fourth place goes to Unit #307 at The Whitman in Mount Vernon Triangle. The one-bedroom, one-bath apartment with 788 square feet of space closed at a clean $500,000 (100.02 percent of asking). Additionally, the modern flat with its blonde hardwood floors and open gourmet kitchen is one of five sales in the building this month, topping the charts in the most units sold category.
Next up is Unit #21 at 1745N at Historic Row in Dupont Circle. With two bedrooms and two baths, the 1,781 square foot residence closed at $1.2 million, which is 100.01 percent of list. The south-facing unit features dark wide-plank floors, exposed white brick walls, and a superb open kitchen with panelized appliances and an extended white quartz prep and dining island. Closing out list-to-sales honors is Unit #501 at The Columbia in the West End neighborhood. The two-bedroom, two-bath condo with its spacious and open 1,200 floorplan, sold for its full asking price of $949,999 (100 percent). The many features include gorgeous hardwood floors throughout, an open gourmet kitchen with Viking and Sub-Zero appliances, and a large private balcony. The popular condo community was the longtime site of the historic Columbia Hospital for Women before being renovated and converted to luxury condos.
