January’s top price per measurement goes to Unit #PH101 at thoroughly modern Westlight building with its distinctively staggered façade. The three-bedroom, three-bath apartment with 2,684 square feet of living space, sold for $3,975,000, translating to $1,481.00 per sq. ft. The residence with its airy ambience and showcase kitchen was also the third-highest overall closing. The second-highest sale along with the second-highest price per sq. ft. goes to Unit #1105/06 at the legendary Watergate complex in the Foggy Bottom neighborhood nabs both the second-highest price per square foot as well as the second-highest overall closing at $1,333.33 and $4,000,000 respectively. The 3,000 sq. ft. apartment with three bedrooms and 2.5 baths received a complete makeover from Studio 3877 and BOWA Builders. In addition to the stylish form and function, the spacious co-op has a balcony running its entire width, offering breathtaking views of the Potomac River and Georgetown.

The third-highest in the price per square foot was also the highest sale for a condo or co-op in January. Unit #PH1C at the Ritz-Carlton Georgetown is a 4,638 sq. ft. penthouse that closed at $5,850,000 or $1,261.32 per square foot. Among the many features is a private roof level terrace with point-blank views of the river.

The fourth-place winner in the measurement category is also the fifth-highest sales price. Unit #211 at Washington Harbour in Georgetown with 3,148 sq. ft. of living space sold for $3,250,000, equaling $1,032.40 per square foot. The three-bedroom penthouse has five full baths, with all the bells and whistles, including fabulous river views from the balcony. Unit #1902 at Turnberry Tower in the Rosslyn waterfront neighborhood gets the nod for fifth place at $1,004.93. The 3,278 sq. ft. apartment with its private elevator and sweeping private terrace, closed at $3,060,000. The final honor goes to Unit #4M at 22 West in the West End. The 1,571 sq. ft. apartment with two bedrooms, a bonus den and two baths, sold for $1,470,000, or $935.71 per square foot.
