Top honors for the highest price per square foot, as well as the highest sales price overall, goes to an extraordinary penthouse at The Ritz-Carlton Georgetown. Unit #PH2D offers 4,413 square feet of beautifully finished living space, with the $7,675,000 closing translating to $1,739.18. The location is also superb, directly overlooking Georgetown Waterfront Park and the Potomac River. The four-bedroom, 4.5-bath residence enjoys sunny exposures on all four sides, and a private roof deck. Second place goes to a new construction, upper-level apartment at The Pierce in Rosslyn. The two-bedroom, two-bath flat with a den and a corner terrace, sold for $3,150,000. That’s $1,376.15 per sq. ft. for the 2,289 square foot apartment. It’s also the third-highest sales price overall.

Unit #95 at the fabulous Westlight in the West End neighborhood takes third place at $1,264.04. The two-bedroom, two-bath residence with a 1,602 square foot layout sold for $2,025,000, with pale wide-plank floors, huge window walls, and an open gourmet white-on-white kitchen with panelized appliances. Unit #202 at 2501 M in the West End had the fourth-highest price per square foot at $1,105.24 and the fifth-highest overall sales price at $2.3 million. The 2,081 square foot apartment is modern and minimalist, with an open, airy ambience augmented by wide expanses of floor-to-ceiling windows.

Next up is Unit #4C at Wardman Tower. The iconic landmark in Woodley Park was built by Harry Wardman in 1928 and recently had a top-to-bottom overhaul from Deborah Berke Partners. This particular three-bedroom, 3.5-bath residence with 4,648 square feet of living space was then further decorated by Darryl Carter for a unique look. The $4.5 million sale was the second-highest overall condo price for April, with the fifth-highest amount per sq. ft. at $968.16. Closing out the category is Unit #709 at CityCenterDC in Mount Vernon Triangle. The one-bedroom, one-bath south-facing flat with a Foster + Partners designed kitchen and 717 square feet of living space sold for $680,000, or $948.40 per square foot.
