Modern Living at Wooster and Mercer Lofts

Combining a retro-style industrial chic vibe with modern loft living, The Wooster and Mercer Lofts is one of Washington Metro’s most in-demand condo communities. Located in Arlington’s Rosslyn neighborhood, the brick warehouse-style residences were designed by Cunningham Quill Architects and delivered by Abdo Development in 2007. With sublime interior touches such as 140 year-old brick accents from the original Children’s Museum in Washington, DC, the trendy loft community rarely has active listings. In fact, there have been no new resale opportunities since earlier this year.

Below is a recap of the most recent closings at Wooster and Mercer, as well as some highlights from 2021.

The most recent sale occurred in March, with Unit #W103 listing mid-month and closing two weeks later. The attractive two-bedroom, two-bath flat closed at the full asking price of $875,000. Brazilian cherry floors, 10-foot ceilings, giant windows, and exposed overhead ductwork are all part of the appeal. The open chef’s style kitchen includes Wolf, Sub-Zero, and GE Monogram stainless steel appliances, along with white granite counters. A built-in bar features accent lights and a GE Monogram wine cooler.

There was also just one sale the previous month. Unit #M301 is a two-bedroom, two-bath corner residence that was came to market at $1,250,000 and wound up closing $10K higher at $1,235,000. Offering 1,829 square feet of living space, the condo has high ceilings and gorgeous hardwood floors, with interior brick accents contributing to the warm and welcoming appearance. The chef-style kitchen has dark granite counters, maple cabinetry, a Wolf gas range, and a Sub-Zero fridge. One garage parking space is included.

The highest priced sale in all of 2021 was an exclusive Life at the Top listing. Unit #M406 closed at $1,635,000 this past December and was only on the market for 12 days before going under contract. The stunning two-bedroom, 2.5-bath loft penthouse has 2,370 square feet of living space with beautiful hardwood floors and a massive two-story wall of windows. Dramatic floating stairs lead to a spectacular loft overlooking the living area below, with bonus features including a wet bar and wine fridge, as well as a large and open den that’s great for working from home. Two garage parking spaces were included in the sale.

Unit #409 was another Life at the Top seven-figure sale in 2021. The two-level loft penthouse sold for $1 million after only three days! With 1,147 square feet of luxe living space, the residence features cherry floors, giant windows, a wonderful owner’s suite, a loft office/den, and 1.5 baths. The open Chef’s kitchen includes Wolf, Sub-Zero and GE Monogram SS appliances, granite counters and an extended island. The frosting on the cake is a private treetop terrace running the length of the unit. Many other extras include a whole-unit Bose speaker system, Philips Hue colored LED smart lighting, WiFi-connected electric window shades, Nest thermostat, and a GE washer/dryer.

It’s easy to see why condo owners at Wooster and Mercer don’t often list their units for sale. The interiors are gorgeous, and the community amenities are outstanding. Residents enjoy a dedicated staff and concierge, a swimming pool and sun deck, a fitness center, a club room, and a dog park. The handsome red brick buildings extend along trendy Clarendon Boulevard and down two side streets, with expansive lush green lawns adding to the community feel. Shops, bars, and restaurants are all nearby, as are two Metro stations (Rosslyn and Courthouse). Nearby grocery options include Whole Foods, Trader Joe’s and a farmers’ market.
