Aptly named, The Waterview is just steps from the Potomac River in Arlington’s Rosslyn waterfront neighborhood. Le Meridien Hotel occupies the first 12 floors of one tower with luxury condominiums on floors 14 through 30. Designed by Pei Cobb Freed & Partners, the complex also includes an office tower. Residents enjoy numerous perks, including room service meals delivered from the hotel’s popular restaurant, Amuse at Le Meridien.

The only currently available listing as of the end of July is Unit #1804. Currently priced at $515,000, the 570 square foot apartment with one bedroom and one bath offers sunny skyline views from the 18th floor. Blonde hardwood floors contrast perfectly with espresso wall accents. The same espresso tone is used for cabinetry in the Euro-style kitchen that fits neatly into one wall. Other notables include a large walk-in closet with white wooden built-in drawers and organizer, as well as washer, dryer, and parking.

Offering a sneak peek into August, Unit #2401 is an exclusive Life At The Top listing. There was one closing in July. Unit #1705 sold for $497,000 after listing for $515,000. The one-bedroom, one-bath condo with a 660 sq. ft. layout has wide plank hardwood floors run throughout the living areas, with carpet in the bedroom. Large sets of windows allow plenty of natural light inside, both in the main living/dining area and the bedroom. The open kitchen tucks nicely into one corner, with granite counters, espresso cabinetry, and stainless steel appliances.

Unit #2901 has been withdrawn. The highly impressive penthouse had been listed at $7,950,000 and featured 4,715 square feet of living space, resulting from the custom buildout of two side-by-side residences. The result is three bedrooms, three full and two half-baths, with views of the Potomac River and Georgetown in every room. Lovely rift and quartered hardwood floors, millwork, wainscoting, a formal dining room with silver leaf ceiling, and an incredible gourmet kitchen with Clive Christian walnut cabinetry throughout, add to the appeal. We’ll keep tabs to see if this one shows up again.

Additionally, Unit #1404 was taken temporarily off the market after just 29 days. The one-bedroom, one-bath flat with a 698 square foot layout had been competitively priced at $549,000. Blonde wide-plank floors add to the light-filled ambience, as do the massive floor-to-ceiling windows with custom solar shades. The main living area is completely open, including a Euro-style gourmet kitchen with cherry-tone cabinets, black quartz counters, matching backsplash, and recessed stainless steel appliances.

Those fortunate enough to live at The Waterview live a pampered life, with a staffed front desk, concierge, and maid service. The residents-only rooftop observation deck features grills, dining tables, bar, heat lamps and an outdoor fireplace. There’s also a fitness center, community room and secure parking. Rosslyn is part of the trendy Rosslyn-Ballston Corridor, with five villages interconnected by Metrorail and offering a vibrant blend of shops, restaurants, and entertainment.
