The Waterview | Market Pulse | August 2022

One of Arlington’s perennially popular residential communities is aptly named, just steps from the Potomac River. The Waterview is part of a modern mixed-use complex designed by Pei Cobb Freed & Partners, with Le Meridien Hotel occupying the first 12 floors of one tower with luxury condominiums on floors 14 through 30. Residents enjoy numerous amenities, including room service meals delivered from the hotel’s popular restaurant, Amuse at LeMeriden.

New in August is Unit #1406 with two bedrooms, 2.5 baths and a $1,159,999 asking price. The 1,232 square foot corner layout is bright and airy with sunny exposures on two sides, courtesy of enormous floor-to-ceiling windows. This original builders’ model also comes fully furnished. You’ll be move-in ready with custom full height built-ins, vintage-style wall sconces, blonde hardwood floors, and an open Euro-style gourmet kitchen with Viking appliances set into a single wall.

Unit #1804 remains available with a competitive asking price of just $525,000. The cute 570 square foot easy-care flat has one bedroom and one bath, with sunny skyline views from the 18th floor. Blonde hardwood floors contrast perfectly with espresso wall accents. The same espresso tone is used for cabinetry in the Euro-style kitchen that fits neatly into one wall. Other notables include a large walk-in closet with white wooden built-in drawers and organizer, as well as washer, dryer, and parking.

Unit #2401 is an exclusive Life At The Top listing that came to market in August and quickly went under contract. The spectacular three-bedroom residence had been listed at $2,695,000, with jaw-dropping views of the Potomac River, Key Bridge, and the monuments from virtually every room. Giant wraparound windows and richly hued hardwood floors are complemented by exquisite finishes and built-ins by designer Joseph Ireland. Private quarters include a memorable owners’ suite with vestibule, floor-to-ceiling windows, a huge dressing room, and a showcase ensuite marble bath.

There were two closings in August. The first, Unit #1607, listed and closed on the same day, August 2, for the full asking price of $900,000. This was very likely a private sale that is only listed on MLS for comparable purposed. While there are no photos or description of the apartment, the stats list to bedrooms, 2/5 baths, and 1,232 square feet of living space.

The other closing was Unit #1705. The one-bedroom, one-bath condo with 600 square feet of living space sold for $497,000 after listing for $515,000. The attractive layout features wide plank hardwood floors throughout the living areas, with carpet in the bedroom. Large sets of windows allow lots of natural light inside, both in the main living/dining area and the bedroom. The open kitchen tucks nicely into one corner, with granite counters, espresso cabinetry, and stainless steel appliances.

The Waterview offers a pampered lifestyle to its permanent residents with a 24/7 staffed front desk, concierge, and maid service. The impressive rooftop observation deck features grills, dining tables, bar, heat lamps and an outdoor fireplace. There’s also a fitness center, community room and secure parking. Known as the Gateway to Arlington, Rosslyn is the first of five trendy villages along the Rosslyn-Ballston Corridor, each with its own Metrorail station, and offering a vibrant blend of shops, restaurants, and entertainment.
