Topping the charts in December’s list to sales category is Unit #12 at Rainbow Lofts in Logan Circle. This one-bedroom, one-bath residence with 783 square feet of living space listed for $599,995 and closed at $631,800 for a whopping 105.30 percent of list. Exposed brick walls, overhead ductwork, a high-end kitchen, and sliding metal grill doors to the bedroom all contribute to the hipster vibe in the former auto body and paint warehouse. Unit #302 at Somerset House in Chevy Chase not only captured second place in the list to sales ratio, but third place as well in the highest priced category and third place in the price per size sweepstakes. The roomy 3,400 sq. ft. layout features two bedrooms, a library, and 3.5 baths, closing at the full asking price of $3,536,000, translating to $1,042.94 per square foot.

Third place goes to Unit #1232 at The Lafayette in Penn Quarter. The one-bedroom, one-bath apartment with 810 square feet of space and a nice open layout, originally list at $495,000 but was actually raised in price to $500,000 before selling for the full amount. A covered balcony offers sweeping cityscape views. Unit #407 at the venerable Watergate in Foggy Bottom takes fourth place, closing at the full asking price of $750,000. The two-bedroom, 2.5-bath cooperative has a very spacious 1,880 square foot layout with vintage parquet floors, and an extra-wide balcony providing views of the Potomac River.

Next up is Unit #208 at Kalorama Lofts in Adams Morgan. This one-bedroom, one-bath condo makes the most of its 800 square foot floorplan, with an airy and open feel, extra-high ceilings, exposed ductwork, semi-open sleeping quarters, and a customized walk-in closet. It sold for $497,000 after listing for $499,000, an admirable 99.42 percent of the asking price. Closing out this category is Unit #1126 at City Vista in Mount Vernon Triangle. The two-bedroom, two-bath condo on the 11th floor went through multiple price reductions, ultimately listing at $685,000 and selling for $680,000 or 99.27 percent. Features include blonde hardwood floors, massive windows that allow the natural light to pour in, and a gourmet kitchen with all Whirlpool stainless steel appliances.
