The Columbia | Market Pulse | January 2023

Combining a historic backstory with modern amenities, The Columbia Residences is one of the most unique condominium communities in Washington, DC. The mixed-use address in the West End neighborhood was formerly known as The Columbia Hospital for Women. The pioneering women’s healthcare facility was founded in Thomas Circle in 1866, before moving to its present location five years later. It was rebuilt in 1916 with a grand Italianate design, and finally closed in 2002. The property was converted to luxury condos in 2010, with a lovely campus that includes a Trader Joe’s market.

There hasn’t been a huge turnover at The Columbia in recent months, but there was one new listing in January.

Unit #441 had previously been active before relisting at a lower price. Now available for $1,249,000, the two-bedroom flat has two full baths, and 1,405 square feet of living space. The open layout with sunny exposures on two sides features a Great Room concept with living, dining, and cooking areas all in one large and comfortable space. The gourmet kitchen with its white counters and white cabinetry fits nicely into one corner. Wide plank hardwood floors run throughout the apartment. The primary bedroom suite features a lovely marble ensuite bath as well as a huge walk-in closet with custom organizers. A large private terrace is the perfect place to dine or relax.

It’s also worth mentioning a new listing that popped up on the first day of February. Unit #741 is a spectacular corner residence that checks all the boxes. Offered at $1,395,000, the two-bedroom, two-bath apartment has 1,301 square feet of interior space, with two separate private balconies providing unobstructed and expansive western, southern, and eastern views. Huge windows throughout the residence allow natural sunlight to bathe the hardwood floors in a warm glow. Features include full height built-ins in the main living area, and a lovely open gourmet kitchen with Poggenpohl cabinetry, dark granite counters, and recessed Viking and Sub-Zero stainless steel appliances.

The most recent closing was in December, with Unit #312 selling for $660,000. The beautiful one-bedroom, one-bath condo had listed in November before quickly going under contract. With 840 square feet of living space, the apartment features a spacious open living and dining area with sliders leading out to a lovely private balcony overlooking a landscaped courtyard. A remodeled gourmet kitchen contrasts nicely with the hardwood floors and airy ambience, featuring black granite counters, high-end soft-close wood cabinetry, and Viking and Sub-Zero appliances. A washer and dryer tuck into a bathroom closet, and there is also a convenient powder room.

Residents at the Columbia enjoy a friendly front desk with concierge service, and three furnished guest suites for visitors. Other amenities include a rooftop swimming pool and lounge, a well-equipped fitness center, and a billiards and club room. And don’t forget the convenience of the onsite Trader Joes! There’s also lots of nearby restaurants, such as Blue Duck Tavern, Raskia, Marcel’s by Robert Wiedmaier, Ris, Imperfecto, and Uptowner Café.
