The Columbia | Market Pulse | February 2023

One of Washington, DC’s most popular condominium communities, the Columbia Residences has a long and unique history. The mixed-use campus with its onsite Trader Joe’s was long known as the Columbia Hospital for Women. The pioneering healthcare facility first opened its doors in Thomas Circle in 1866, moving to its present West End address five years later. The facility was rebuilt in 1916 at the same location, with an impressive design from architect Nathan Wyeth. The hospital closed its doors in 2002 and was renovated as luxury condos in 2010.

Turnover at the Columbia has been scarce as of late. There were two new listings in February, of which one has already sold and the other is pending and due to close shortly.

There is currently one condo that could potentially be shown for backup offers. Unit #441 is listed as Active Under Contract, meaning that it is pending with contingencies. The two-bedroom residence with two full baths and 1,405 square feet of living space was priced at $1,249,000 and is due to close in mid-March. With its open layout and sunny exposures on two sides, the condo also has a large private terrace. Wide-plank hardwood floors run throughout, with a gourmet kitchen fitting unobtrusively into the corner of the main living and dining area. The primary bedroom suite features a lovely marble ensuite bath as well as a huge walk-in closet with custom organizers.

Unit #233 came to market on February 15 and went under contract in just three days. It is scheduled to close later in March. Listed at $500,000, the one-bedroom, one-flat apartment with a bonus den and 805 square feet of space was one of the most competitively priced listings at the Columbia in recently memory, resulting in the lightning fast offer. The Great Room concept features an open living, dining, and kitchen with stainless steel appliances and granite counters. The large open den makes a perfect work-from-home space, while a private balcony off the living area is great for morning coffee. The bedroom has plantation shutters and a big walk-in closet. A marble bath, in-unit washers and dryer, and reserved garage parking and extra storage adds to the allure.

Unit #741 listed on the first day of February and closed later in the month for the full asking price of $1,395,000. The spectacular corner residence with two bedrooms and two baths, has 1,301 square feet of living space, plus two separate private balconies providing unobstructed and expansive western, southern, and eastern views. Giant windows allow natural sunlight to bathe the lovely hardwood floors in a warm glow. There are full height built-ins in the main living area, and an impressive open chef’s kitchen with all the bells and whistles, including Poggenpohl cabinetry, dark granite counters, and recessed Viking and Sub-Zero stainless steel appliances.

Those fortunate enough to live at the Columbia community enjoy a prime West End location, and a superb menu of onsite amenities. The staffed front desk is known for their friendly service, and there are also three furnished guest suites for visitors. Other features include a swimming pool and lounge, billiards and club room, and a state-of-the-art fitness center. Having a Trader Joe’s on the campus is a delightful convenience. There are also numerous nearby restaurants including Blue Duck Tavern, Raskia, Marcel’s by Robert Wiedmaier, Ris, Imperfecto, and Uptowner Café.
