Garnering top honors in the list to sales price ratio for March is Unit #233 at The Columbia in Washington’s West End neighborhood. The one-bedroom flat with a bonus den and one bath, listed for $500,000 and was bid up to $550,000 in just three days on the market, resulting in a sale at 110 percent of asking. The handsome apartment has an open kitchen, plantation shutters, and a private balcony. Second place goes to Unit #4B-W at St. Nicholas in Kalorama. The one-bedroom apartment with two full baths, a wood-burning fireplace and a spacious 1,334 square foot layout listed for $800,000 before selling for $850,000 or 106.25 percent of the original price. Notably, this was the first closing at the historic Beaux-Arts building since October 2021.

Coming in third was Unit #217 at Lofts 14 in Logan Circle. The loft-style condo with one bedroom, two baths, and an incredible 770 square foot private terrace was offered at $899,000 before selling for $950,000 or 105.67 percent. The residence also captured third place in the price per square foot category at $1,000. Unit #309 at The Wyoming in Kalorama nabs fourth place, listing for $535,000 and selling for $565,000 (106.61 percent). The two-bedroom apartment is at one of Washington’s “Best Addresses” with a stunning lobby, rooftop deck and gardens.

Fifth place goes to Unit #502 at The Edgemoor in Bethesda. The two-bedroom, 2.5-bath residence with a 2,384 square foot floorplan sold for $1,485,000 after listing for $1,450,000. That equals 102.41 percent of asking for the elegant condo with a bonus den. It’s a return to Kalorama to close out this list, with Unit #55M at 2029 Connecticut selling for $1.5 million. That’s 100.33 percent of the original price of $1,495,000. The lovely two-bedroom apartment with two baths and 1,900 square feet of living space features soaring ceilings, exquisite architectural details, and an updated gourmet kitchen.
