The highest list to sales ratio in June is a one-bedroom, one-bath condo that was modestly priced and hotly pursued. Unit #928 at the Residences at Gallery Place in Chinatown came to market with an asking price of just $349,000. But the 668 square foot flat with its striking hardwood floors, open gourmet kitchen, and huge windows overlooking the urban landscape, was bid up to $354,000 or 104.42 percent of the original list amount. Second place goes to Unit #125 at Atrium in Arlington’s Rosslyn neighborhood. Originally priced at $475,000, the one-bedroom, one-bath apartment with 765 square feet of interior space sold for $475,000, translating to 101.05 percent of list. The ground floor residence with its 11-foot ceilings, also boasts its own huge sunny patio with tall walls and a gate to the street.
Unit #306 at 1745 N in Dupont Circle nabs third place in this category, listing at $659,000 before closing at $665,000 (100.91 percent). The project from PGN Architects combines a stretch of old townhouses dubbed Historic Row with a new six-story modern structure called The Flats at 1745 N. The two-bedroom, 1.5-bath residence is in the Flats building. Fourth place was captured by Unit #24 at Bryan School Lofts on Capitol Hill. The two-bedroom, two-bath residence listed for $1,249,000 and sold for $1,250,000 (100.08 percent). With exposed brick walls, overhead ductwork, and beautiful hardwood floors, the 2,128 square foot condo is part of a historic former schoolhouse built in 1902 and transformed into luxury lofts in 2008.
Fifth place goes to Unit #908 at the brand-new Monarch, a luxury tower in McLean with resort-style amenities. The two-bedroom condo with 2.5 baths and 1,900 square feet of space sold for its full asking price of $1,838,000 (100 percent). This was one of eight sales at the new building in June. Amenities at Monarch include a 24/7 front desk and concierge service, a rooftop deck, a state-of-the-art fitness center, a yoga studio, a private penthouse club as well as an additional residents’ lounge, a huge swimming pool, and a butterfly garden. Closing out the list is Unit #1204 at Turnberry Tower overlooking the Potomac River in the Rosslyn neighborhood. The one-bedroom apartment with a bonus den, two baths, direct elevator access and a sweeping balcony went under contract in 12 days and closed for the full asking price of $1,160,000.
