Combining hotel amenities and a sublime location, the Waterview lives up to its name and stellar reputation. The Rosslyn luxury condominium occupies the top half of the 31-story tower, with the Meridien Hotel at the lower portion. A second tower in the mixed-use development is home to office spaces. The Waterview overlooks the Potomac River and the Key Bridge.

June ushered in a rare and surprising level of new activity at the Waterview, with three new listings, including Unit #1802. The two-bedroom, 2.5-bath corner apartment with 1,239 square feet of space is priced at $1,079,000. The sunny condo features an open concept, with ensuite bedrooms at opposite ends for extra privacy. Unhindered views of the Potomac River are available in every major room.

Unit #2203 is priced at $965,000, with two bedrooms and two baths. The 1,077 square foot layout included hardwood floors, dramatic ceilings, and a completely open gourmet kitchen that fits neatly along one wall, with Sub-Zero, Viking, and Miele stainless steel appliances. Giant floor-to-ceiling windows provide views of the river and several Washington landmarks.

With a competitive asking price of $500,000, Unit #1408 is the other new June listing. The 687 square foot flat with one bedroom and one bath, features blonde wide-plank floors, wainscoting, overhead track lighting, and views of the river from a wall of full height windows. The open kitchen is also notable with its red wood cabinetry, dark granite counters, and upscale appliances.

Unit #2401 is a Life at the Top listing, priced at 2,495,000. Unit #1907 remains available for $900,000. The two-bedroom, 2.5-bath apartment has 1,232 square feet of airy living space, with hardwood floors and massive windows on two sides offering cityscape vistas of Arlington. There were no new sales or purchase contracts in June. One condo has been temporarily withdrawn, Unit #2901. The custom built penthouse had been listed at $6,950,000, and features three bedrooms, three full baths, two half baths, and 4,715 square feet of luxurious living space. Three egresses with floor-to-ceiling windows allow panoramic views of the river, Key Bridge, and Roosevelt Island. We will keep tabs to see if this listing becomes active again.

Condo owners at the Waterview enjoy full service perks such as a staffed front desk with concierge, and options for maid cleaning and catered meals. Room service from the hotel’s popular restaurant, Amuse, is another fine touch. The residents-only rooftop observation deck provides unparalleled views of the river and monuments. There is also a well-equipped fitness center, a community room, and garage parking.
