The top sales-to-list ratio in October belonged to Unit #207 at Delancey Lofts in Adams Morgan. The 2-bed, 1-bath warehouse conversion loft with wide-plank hardwoods and exposed brick walls was listed at $645,250 and closed for $676,250: a sturdy 104.84% over asking. Second is Unit #110 at Somerset House in Chevy Chase with 2-beds and 2.5 baths. The roomy 2,442 square-foot flat listed for $1,495,000 and sold for $1,551,000 (103.75%).

Next is Unit #7F at 3303 Water Street in Georgetown. The 2-bed, 2.5 bath duplex with floor-to-ceiling window walls and spectacular river views listed for $2,850,000 and closed at $2,950,000—103.51% of its asking price. In fourth place was Unit #911 at Ten Ten Mass in the Mt. Vernon Triangle. The 1-bed, 1-bath flat closed for $510,000 or 102.41% of its $498,510 asking price. Next is Unit #615 at Madrigal Lofts in Mount Vernon Triangle. The 1-bed, 1-bath condo with exposed ductwork and gleaming hardwoods was priced at $465,000 and sold for $474,000 (101.94%).

Returning to Ten Ten Mass is PH#207, a top-floor penthouse with one-bed, 2-baths plus a den and private balcony. This one sold for $762,000 after listing for $749,000 (101.74%). In seventh is #402 at The Matrix in Logan Circle. The one-bed, 2-bath plus den condo has exposed ductwork, a cinder brick wall and a balcony, and sold for $625,000 after listing for $620,000 (100.81%).

Our final entry is PH20 at VIO, a new luxury building overlooking the water at the Southwest Waterfront. This very modern penthouse with private rooftop terrace and direct elevator to the Wharf Promenade is also one of the highest sales prices in October, closing at $1,606,400—100.41% of its original $1,599,900 offering.
