With its perfect location along the Rosslyn-Ballston Corridor, the Wooster and Mercer Lofts are one of Washington Metro’s most desirable condo communities. Developed by Abdo and delivered in 2007, the seven-story brownstone factory-style complex combines modern industrial chic with retro accents like 140 year-old bricks that wrap around interior columns. There are 87 luxury residences here divided between two buildings—the Wooster (W) and the Mercer (M).

The immense popularity of this Arlington condo community, however, can lead to a lack of active listings. In fact, the only residence that is remotely available as of this writing is Unit #M202 which is Active under Contract—meaning that it’s under contract but can still be shown. The stunning two-level loft has soaring ceilings, giant windows, gorgeous hardwood floors and the signature exposed bricks from the old Children’s Museum in Washington, DC. Floating iron stairs lead up from the open living area to second level sleeping quarters, while French doors lead out to a delightful patio. The asking price is $1,399,000.

How eager are buyers at Wooster and Mercer? Unit #M408 came to market in April and CLOSED one day later at $30,000 over list! The 3-bedroom, 3-bath showcase loft had been offered at $1,450,000 and settled at $1,480,000. Soaring two-story windows, floating stairway and 2,565 square feet of luxury loft living space are just a few of the features.

Unit #M404 closed in April at an even million dollars after listing for $999,900. The 2-bedroom, 2-bath mezzanine loft has 1,876 square feet of living space with rich hardwood floors throughout, a stunning Chef’s kitchen with Sub-Zero and Wolf appliances, two stories of outrageously large windows, exposed brick and overhead ductwork. Kudos also to the walk-in closets and posh bathrooms with frameless showers, granite vanity tops and slate floors.

Also closing in April was Unit #W413. The unusually large 1-bedroom, 1-bath with 1,111 square feet of living space is a penthouse loft with 21-foot ceilings, floating stairs, striking hardwood floors, an incredible kitchen with Wolf range, Sub-Zero fridge and floor-to-ceiling mosaic tiles, exposed ductwork and aged bricks, and a spectacular private rooftop deck. Listed for $899,900, this cool dwelling closed at $860,000.

The Wooster and Mercer Lofts are at 1600 Clarendon Boulevard in Arlington’s Rosslyn neighborhood. The complex is also very close to the next-door Courthouse community, allowing for an easy stroll to a wealth of trendy stores and restaurants. Residents here enjoy a swimming pool, fitness center, club room, staffed front desk, secure parking and a dog park.
