The highest sales-to-list ratio in September was Unit #M207 at Wooster and Mercer lofts in Arlington’s Rosslyn community. The 2-bedoom, 2-bath residence listed for $1,150,000 and sold for $1.2 million, translating to a 104.35% ratio. The unit has a spacious 1,672 square foot layout, a wraparound patio, hardwood floors and a gourmet kitchen with dark granite floors and stainless steel appliances. The second-highest sales-to list ratio belongs to Unit #411 at City Vista in the Mount Vernon Triangle. The contemporary flat listed for $519,900 and sold for $530,000, or 101.94% of list. With 2-bedrooms, 1-bath plus an office cubby, this place appears much roomier that its 743 square feet would indicate. Features include maple hardwoods, a strikingly modern kitchen with dark wood cabinets, granite counters, stainless steel appliances and a mosaic tile full-length backsplash. Bonus points for the large balcony!

Next up is Unit #W305 at Union Row in the U Street Corridor. The tri-level warehouse style loft listed for $900,000 and closed for $905,000, 100.56% of list. With 2-bedrooms, 2.5 baths and 1,508 square feet of space, this triple-decker is a real stunner. Features include hardwoods on the first level, overhead ductwork, floating iron stairs, a loft/den and balcony. Unit #704 at the Odyssey in Arlington closed for $469,000 and sold for $470,000 or 100.21% of list. The 1-bedroom, 1-bath flat with 696 square feet has an open space design, extra wide-plank hardwood floors throughout, an open gourmet kitchen with stainless steel appliances and granite counters, plus a balcony.

Next is Unit #1-1509 at Somerset House in Friendship Heights. This was also the fourth-highest sales price in September, closing at 100% of the list price at $1,275,000. Two-bedrooms, 2.5 baths and 2,064 square feet of space, plus cove ceilings and interesting room shapes are among the many features. Closing things out is Unit #82 at the Westlight in DC’s West End. With 2-bedrooms, 2-baths, a spacious 1,633 square foot layout, this sleek flat sold for $1,915,000—100% of the asking price. This very modern flat with its blonde hardwoods, window walls, white-on-white open kitchen with stainless steel appliances, was also the third-highest sales price in September!
