The Waterview | Market Pulse | March 2020

The Waterview is a highly coveted full service condominium, ideally located in Arlington’s Rosslyn neighborhood. Residences in the Pei Cobb Freed designed complex are joined by Le Meridien Hotel and a 23-story office building. There hasn’t been a lot of sales or listing activity in recent months—it’s a popular waterfront address with spectacular Potomac River views.

New to the market in March is Unit #2207 with 2-bedrooms and 2.5-baths. Listed at $1,189,000, the 1,232 square foot contemporary flat boasts pale blonde hardwood floors and views of the Potomac from the giant floor-to-ceiling windows. A completely open gourmet kitchen featured red wood cabinets, granite counters, Viking range and Sub-Zero fridge. Both full baths have marble counters. There’s also a Bosch stacked washer/dryer in the laundry closet. One reserved parking space is included.

Unit #1910 closed in March. The 1-bedroom, 1-bath flat with a den listed for $745,000 and sold above asking for $755,000! The 833 square foot apartment has wide-plank hardwood floors, an open kitchen set into the corner and a wall of floor-to-ceiling windows offering picture perfect views of the Potomac River, Key Bridge and Georgetown. It also came with tandem parking spaces.

With two apartments combined into one, Unit #2201/2202 has been temporarily taken off the market. The unusual configuration included two kitchens, two dining areas, two master bedrooms, a family room, double-length living area and an outrageous span of giant windows offering fantastic river views. Three parking spaces were included.

Unit #1805 has been withdrawn. The renovated and upgraded 1-bedroom, 1-bath flat with 660 square feet of living space had been listed at $549,900. Included were new wood floors and a space-saving open kitchen with mosaic backsplash, granite counters and Viking, Sub-Zero and Miele appliances. The upgraded bath has marble counters and the walk-in closet has a custom California organizer system. A stacked Bosch washer/dryer and reserved parking were part of the package.

The Waterview is known for its spectacular residents-only observation deck with exquisite panoramic views. There are also two outdoor roof kitchens, plus lounges and fireplaces. Other amenities include a 24/7 front desk and concierge, a community room, fitness center and secure parking. Residents enjoy options for maid and room service as well. Rosslyn is known as the “Gateway to Arlington,” and is the first of five Metro stops along the ultra-trendy Rosslyn-Ballston Corridor, home to countless shops and restaurants.
