You’d be hard-pressed to find a more sought-after condominium in Arlington than the Wooster and Mercer Lofts. Active for-sale listings don’t often crop up at this trendy brownstone complex along the Rosslyn-Ballston Corridor. Developed by Abdo and designed by Cunningham Quill Architects, the buildings meld factory-style chic with a prime location and plenty of amenities. Among the cool visual touches are repurposed 140 year-old bricks that were taken from the original Children’s Museum in Washington, DC, and that now serve as interior accents.

There were no new listings at the Wooster and Mercer in October. Unit #W107 is now in Active under Contract status. That means the property is pending with contingencies but can still be shown for backup offers. This is an exclusive Life At The Top listing with an asking price of $700,000. The 1,123 square foot floorplan is unusually large for a one-bedroom, one-bath apartment. The result is huge open spaces and high ceilings. Giant 12-pane windows in the living area allow floods of sunshine to bathe the hardwood floors in a warm glow. Exposed overhead ductwork and reclaimed brick accents add to the appeal. A sublime open kitchen features granite counters and island, a mosaic backsplash, and Viking and Sub-Zero appliances. Glass doors lead to an attractive bedroom with walk-in closet. The en-suite bath has a honed marble vanity and designer fixtures. One parking space plus storage is included.

Unit #W411 came to market on October 22, but was withdrawn the same day. Whether it will relist or not remains unclear, but we’ll continue to monitor the situation. The one-bedroom, one-bath penthouse with 1,060 square feet of living space had been listed at $879,000. A bonus loft area leads out to a private, 150 square foot terrace. There are 20-foot ceilings with giant two-story windows on the south side, as well as a chef’s kitchen with a Wolf range, energy efficient appliances and a custom built-in refrigerator.

Also worth mentioning, is a “Coming Soon” listing. Unit #M601 should be active by the time this blog posts. The two-bedroom, two-bath residence has two levels, with 1,855 square feet of living space. The anticipated price is $1,799,000. The luxury loft unit has a stunning two-story main living area with soaring ceilings, two levels of giant factory-style windows and exposed overhead ductwork. Gleaming hardwood floors are found throughout, along with carpets in one of the owner’s suites with its custom glossy white closet system. Among the other features are floating iron stairs, a gas fireplace set into brick, and a gorgeous open Chef’s kitchen. Also notable is a large private rooftop terrace.

There were no closings or new sales contracts in September. The most recent sales were in August, beginning with Unit #W406. The one-bedroom penthouse with a den and two full baths sold at the full asking price of $1,195,000. Soaring 21-foot ceilings are complemented by Brazilian Cherry floors. A gorgeous open kitchen in the main living area has floor-to-ceiling red mosaic backsplashes, while incredible floating wooden stairs lead up to the loft master bedroom and private rooftop deck.

The other August closing was Unit #W109, which sold for full price at $900,000. The ground-level apartment has one bedroom, 1.5 baths and 1,150 square feet of living space. French doors leads out to an 800 square foot patio. The gourmet kitchen has granite counters and an extended breakfast bar. The bedroom has direct access to a bathroom with a granite twin-sink vanity. The powder room bath adds another level of convenience. One parking space is included.

Wooster and Mercer can be found at 1600 Clarendon Boulevard in the Rosslyn neighborhood, as well as along the side streets of N. Pierce and N. Queen. The ideal location allows for walk-friendly excursions to plenty of top shops, bars, restaurants and entertainment, as well as rail commuting via the nearby Rosslyn and Courthouse Metro stations. Among the many amenities are a swimming pool, front desk and concierge, club room, fitness center, courtyards and a dog park.
