The Wooster and Mercer Lofts are one of the most popular condominium communities in the Washington Metro area. Located in Arlington’s Rosslyn neighborhood, these brick warehouse-style buildings were developed by Abdo and delivered in 2007. The old-school design comes courtesy of Cunningham Quill Architects with cool interior touches such as 140 year-old brick accents from the original Children’s Museum in Washington, DC.
The downside for those interested in Wooster and Mercer is the chronic lack of active listings. Condo owners don’t often let these units go. A case in point is the month of February, with the only new listing having already sold! That said, we’ll mention the current sales activity and throw in some past transactions as a bonus.
Unit #W411 went into Active under Contract status (A/C) in February, meaning that it’s pending with contingencies and may still be shown for backup offers. This was the last of the active listings at the time, and is listed at $839,000. The one-bedroom, one-bath penthouse offers 1,060 square feet of living space with soaring 20-foot ceilings, and two-story windows that allow natural light to bathe the hardwood floors in a warm glow. Exposed overhead ductwork and hanging lights add to the ambience. The open kitchen has a Wolf range and a custom built-in Sub-Zero fridge. The bedroom is at the main level, with a walk-in closet, a nicely appointed bath and a stacked washer and dryer. Industrial-style stairs winds up to a bonus loft with pendant lighting and an overhead fan. A private 200 square foot rooftop terrace is the topping on the cake!
Unit #M601 sold in February for $1,530,000 after listing for $1,699,500. The two-story loft has two bedrooms, two baths and a spacious 1,855 square foot layout. A large open living area soars to incredible heights with giant factory style windows wrapping around the sides. A large open gourmet kitchen features a center island, a six-burner Thermador range, GE wine fridge, built-in Miele espresso maker and microwave. You’ll find sleeping quarters upstairs, with a large owner’s suite including a sitting area and custom glossy white wardrobe running the length of one wall. A private rooftop terrace caps things off!
The other February transaction is a perfect example of just how popular Wooster and Mercer can be! Unit #W101 is a two-bedroom, two-bath corner residence that listed on February 8, 2021 for $1,250,000 and went under contract and closed, the very same day. The determined buyer paid $6,000 over asking for a final sales price of $1,256,000. The apartment has a spacious 1,537 square foot layout, with a large open living area that includes an open gourmet kitchen with a Wolf range, Sub-Zero fridge and wine cooler and black granite counters. Giant windows, cherry-hued wide-plank hardwood floors and a master suite balcony overlooking the pool are among the other features. Other embellishments include exposed overhead ductwork, brick accents, walk-in closets and a washer and dryer.
There was one sale in January. Unit #M203 came to market in December, receiving an accepted offer in just 10 days. The apartment subsequently closed at the full asking price of $1,125,000. The impressive main level residence has a walk-out private patio surrounded by greenery and enhanced with a handsome stone wall. Cherry floors run throughout, including an open living area with overhead ductwork and a gourmet kitchen with granite counters, a Wolfe gas range and a recessed Sub-Zero fridge. Priced at $700,000, the ground floor residence offers a welcoming foyer and a long hallway, leading into a huge main living space with oversized 12-pane windows that allow natural light to bathe the hardwood floors in a warm glow. Exposed overhead ductwork and reclaimed brick accents add to the appeal. The open Chef-style kitchen features dark granite counters, and Viking and Sub-Zero appliances. Twin glass doors open to an attractive bedroom with a walk-in closet. The en-suite bath has a honed marble vanity and designer fixtures, as well as laundry. One parking space plus storage is included.
The community amenities at Wooster and Mercer are right in line with the stunning interiors. There’s a swimming pool, fitness center, fully staffed front desk and concierge service, a club room and a dog park. While the handsome red brick buildings are within the Rosslyn bounds, they are also close to the next-door Courthouse neighborhood. The result is a plethora of shops, bars, restaurants and entertainment along Clarendon Boulevard. Nearby grocery options include Whole Foods, Trader Joe’s and a farmers’ market. The Metro station is within easy walking distance.
