Enjoying a prime waterfront location in Arlington’s storied Rosslyn neighborhood is the aptly named Waterview. This mixed-use complex merges condominiums residences, an office tower and Le Meridien Hotel into one highly attractive package. Residents enjoy a number of full service amenities including room service meals delivered from the hotel’s popular restaurant, Amuse. The allure of the Waterview does have one drawback, however, as condo availabilities can be scarce.

There was only one new listing in February at the Waterview. Unit #1603 is a two bedroom, two-bath apartment with 1,077 square feet of living space and a slice of Potomac River and monument views from the giant living room windows. A large main area features blonde hardwood floors and a completely open gourmet kitchen set into one wall, with a Viking gas range, Sub-Zero fridge and Dacor microwave. Wooden Mode cabinets contrast nicely with the black granite top breakfast bar. The bedroom is quite spacious, with an en-suite marble tile bath. Also includes is a Miele stacked washer and dryer.

Unit #1502 is priced at $1,135,000 and comes with two bedrooms, 2.5 baths and 1,250 square feet of living space. Dark hardwood floors contrast nicely with the lighter tone cabinetry in the open gourmet kitchen. Appliances include Viking, Sub-Zero and Dacor. Huge floor-to-ceiling windows in the living area as well as both bedrooms offer sublime views of the Potomac River and Key Bridge. Also worth noting are the luxurious marble tile bathrooms, plus a washer and dryer.

Unit #1706 remains available, after being reduced in price to $579,900 in January. This handsome flat has an 808 square foot layout with one bedroom, a bath and a fun den that makes a nifty work-from-home office space. Dark wide-plank floors are in the living area, with brand-new cream carpet in the bedroom and den. Floor-to-ceiling windows let in plenty of natural light throughout the residence. An open gourmet kitchen has Viking, Sub-Zero and Bosch stainless steel appliances, dark granite counters and a breakfast island. A washer/dryer combo and one parking space are included.

Unit #2606 went under agreement in February after coming to market in January. The two-bedroom, 2.5-bath apartment was listed at $1,520,000. The spacious residence with its 1,523 square foot floorplan went through an impressive remodel from the Akseizer Design Group, with $100,000 in upgrades. Wide-plank floors, marble accents, a beautiful open kitchen, an impressive owner’s suite and sweeping views of the Potomac River make this a standout.

Unit #1909 is also pending after listing in January. Priced at $579,900, the one-bedroom, one-bath flat is scheduled to close at the beginning of April. The light-filled apartment with its 687 square foot layout has blonde hardwood floors throughout, a terrific open gourmet kitchen with upscale stainless steel appliances and an intriguing glass wall looking into the bedroom. Giant floor-to-ceiling windows run along one side of the living area, offering picture perfect views of the Potomac River and Key Bridge.

Unit #1705 has been temporarily withdrawn. The one-bedroom, one-bath condominium had been competitively priced at $515,000 before being taken off the market. It is slated to come back to market in April so we will keep tabs on it. With its 660 square foot layout and blonde hardwood floors, the attractive modern flat gets plenty of natural light from its oversized windows. The open space saving gourmet kitchen is tucked unobtrusively into one corner, with granite counters, espresso colored cabinets, a Viking stove, Sub-Zero fridge and Dacor convection microwave.

There’s plenty of perks at the Waterview, including maid cleaning and meal service. The residents-only rooftop observation deck features grills, dining tables, bar, heat lamps and an outdoor fireplace. Other amenities include a staffed front desk and concierge, a fitness center, community room and secure parking. Once known for its colonial-era ferry landing and rough-and-tumble saloons, Rosslyn is now the first of five trendy villages along the Rosslyn-Ballston Corridor, interconnected by Metrorail and offering a scintillating blend of shops, restaurants and entertainment.
