At the top of July’s list price to sales ratio is Unit #809 at Lionsgate, a modern reimagining of traditional Beaux Arts architecture with all the modern finishes and amenities, in Bethesda, Maryland. The two-bedroom, two-bath residence had been listed at $1,050,000 before landing an accepted offer of $1,150,000, a full $100,000 over asking for a very sturdy 109.52 percent. The 1,607 square foot apartment with two balconies and an open modern kitchen is strolling distance from Downtown Bethesda attractions, including Bethesda Row, Woodmont Grill, Roundhouse Theater and the Bethesda Blues & Jazz Club. Second place goes to Unit #314 at Logan Station in DC’s Logan Circle neighborhood. The two-level penthouse has two bedrooms, 2.5 baths, an office/den and 1,600 square feet of living space. The final sales price was $1,140,000 representing 101.33 percent of asking. With a sleek open kitchen, two private outdoor terraces and garage parking, this city home is a contemporary delight.

In third place is Unit #402 at The Beauregard in the U Street Corridor. The two-bedroom, two-bath apartment sold for $809,900 which is 101.25 percent of asking. Soaring ceilings, a completely open Euro-style kitchen, dark hardwood floors and an outdoor terrace are among the attributes. Next up is Unit #103 at The Duncan in Dupont Circle. The two-bedroom, 1.5-bath flat with Brazilian Cherry floors is in a distinguished building that dates back to 1906. This is the first sale at The Duncan since September 2020. The unit closed at $755,000, translating to 100.68 percent of the list price.

Fifth place goes to Unit #907 at City Vista in Mount Vernon Triangle. The two-bedroom apartment with 868 square feet of living space sold for $505,000, or 100.61 percent of asking. Closing out the category is Unit #1405N at The Pennsylvania in Penn Quarter. The one-bedroom, 1.5-bath apartment in a luxury full service building, has 690 square feet of living space with gleaming hardwood floors, a gourmet kitchen with stainless steel appliances, and a private balcony with views of the Capitol and the Washington Monument. After listing for $609,900, it closed just a tick above at $610,000 representing 100.02 percent.
