The Columbia | Market Pulse | January 2022

Few condo communities enjoy as many amenities or as rich a history as The Columbia Residences. The complex was one of the nation’s foremost healthcare facility for women for over a century, originally opening its doors at the former Hill Mansion in Thomas Circle in 1866 as The Columbia Hospital for Women and Lying-in Asylum. The nascent facility moved to its present location in the West End just five years later and was rebuilt with a grand Italianate design from noted architect Nathan C. Wyeth in 1916. The hospital ultimately closed in 2002 and was converted to luxury condos in 2010.

New to the market in February is Unit #421, a one-bedroom, one-bath apartment with a bonus loft den. Listed at $675,000, the unit features bamboo hardwoods, and a chocolate-hued gourmet kitchen with Viking and Sub-Zero appliances, granite counters, and soft-close cabinetry. The bedroom has a frosted glass sliding door and a custom closet system. There’s also a balcony, and an in-unit washer/dryer.

Unit #424 is also currently listed at $675,000. The attractive residence has a loft bedroom, one bath and 822 square feet of living space. You’ll find lovely blonde hardwood flooring throughout the main living areas, with carpet and an entire wall of built-ins in the bedroom. A modern Euro-style open gourmet kitchen with starburst lights over the granite island, is set into a one wall, thus preserving floor space.

Unit #317 also has a loft-style bedroom in one bath, but a lower asking price than current comparable listings. Offered at $579,000, the 850 square foot apartment has a large front foyer, leading into a great room concept that brings the main living, dining and cooking area together. There are hardwood floors in the main area, with huge windows allowing plenty of natural light inside. A terrific open kitchen is set into one wall, with modern cabinetry, dark granite counters, stainless steel appliances and a dining island that will seat four.

Current contract activity includes a spectacular three-bedroom, 2.5-bath residence that listed in February and received an accepted offer just nine days later. Unit #834 is priced at $1,649,000 and is now in Active under Contract status. This means that the 1,787 square foot apartment with a fireplace and huge open living area, is pending with contingencies and could potentially still receive backup offers. Among the many features is an 800 square foot private terrace.

There were no closings in February. Also worth noting, the listing for Unit #416 has now expired. The renovated residence had been listed at $570,000, with a loft bedroom, one bath, dramatic 10-foot ceilings and 764 square feet of interior space. Blonde hardwood are found throughout, except the bedroom which has tasteful gray carpet. This apartment is in the original historic building and has loads of architectural charm, including deep-set windows and a balcony overlooking the courtyard.

Those living at The Columbia enjoy numerous amenities, including an on-site Trader Joe’s! Other features include a friendly and dedicated front desk with 24/7 concierge service, a rooftop swimming pool and lounge, a well-equipped fitness center, billiards and club rooms, and three furnished guest suites for visitors. Among the many nearby restaurants and bakeries are Blue Duck Tavern, Raskia, Marcel’s by Robert Wiedmaier, Ris, Imperfecto, Uptowner Café, Bourbon Coffee, and Tatte Bakery.
