Leading the way in sales volume sold in March, is the perennially popular Madrigal Lofts

in Mount Vernon Triangle with four closings. Three of the four transactions at the downtown building were at full price or over-asking with one a touch below list. The largest floorplan was Unit #605 with two bedrooms, two baths, 1,074 sq. ft. of space, and a fun balcony. It sold for $677,000 after listing for $675,000.

There were three buildings with three sales each: The Bower at The Yards in Southwest DC, Turnberry Tower in Arlington’s Rosslyn neighborhood, and Union Row in the U Street Corridor. The Bower is a recently delivered luxury tower from prolific developer PN Hoffman, located in a new waterfront community known as The Yards, which is an offshoot of the Navy Yard neighborhood. Among The Bower’s March sales is Unit #715, a two-bedroom, two-bath flat that closed at the full asking price of $955,000. Turnberry Tower boasted the fourth-highest sale for the month, with Unit #2311 bringing in $3,175,000. Union Row’s three sales were all at full or over-asking, including the building’s top sale of the month, Unit #230 at $730,000.

There were no fewer than eight buildings with two sales each in March. They are: 3303 Water Street in Georgetown, 555 Mass as well as The Whitman in Mount Vernon Triangle, Chase Point as well as Somerset House in Chevy Chase, Clara Barton in Penn Quarter, Hampden Square in Bethesda, and The Floridian in the U Street Corridor. There are a couple of real standouts within this extensive grouping. Unit #3J at 3303 Water Street near the Potomac River in Georgetown was the third-highest sale of the month at $3,350,000 as well as the second-highest price per square foot at $1,519.96. The two-level masterpiece of interior design is truly spectacular. Unit #PH18F at Somerset House was the second-highest in the list-to-sales category, selling for $1,615,000 after listing for $1,550,000 (104.19 percent of asking). Also notable is Unit #153 at Quarry Springs in Bethesda. This was the first sale at the luxury townhouse community since November 30, 2020. The three-bedroom, 3.5-bath residence with 3,689 square feet of upscale living space, listed for $2,397,000 and closed at $2,225,000.
