Once again, the legendary Watergate in Foggy Bottom led the way with the number of sales, this time a whopping six in all. Among the closings at the mid-century modern cooperative complex are multiple standouts in additional categories. Unit #502 with four bedrooms, 3.5 baths and river views claimed the second highest sale for the month at $3,550,000. Unit #407 had the fourth highest list-to-sales ratio, closing at full price for $750,000. And Unit #1118 took fourth place in the price per size sweepstakes, selling for $1,939,000 which equals $1,016.25 per square foot. The new Pierce condominium in Rosslyn had an impressive four sales in December, including Unit #1101 with the fourth highest sales price for the month at $2,374,500. This beautiful three-bedroom, 2.5-bath apartment with 2,411 sq. ft. of living space also captured fifth place in the size category at $984.86 per square foot.

The very upscale Somerset House at the gated Parc Somerset community in Chevy Chase delivered two sales in December, including Unit #302. This spacious 3,400 sq. ft. B Floorplan with two bedrooms, 3.5 baths, a formal library, and two balconies, had the third highest closing at $3,546,000, the second highest list-to-sales at 100 percent, and the third highest price per square foot at $1,042.94.

There were no fewer than nine of our favorite buildings that each notched one sale in December: 1745 N in Dupont Circle, 2501 M in the West End, 3303 Water Street in Georgetown, 555 Mass in Mount Vernon Triangle, Bryan School Lofts on Capitol Hill, 2501 M in the West End, The Columbia in the West End, Ritz-Carlton West End, Waterview in Rosslyn, and Wooster & Mercer, also in Rosslyn. Among the standouts in that lengthy list is Unit #5K at the desirable 3303 Water Street in Georgetown. The 900 square foot condo with one bedroom and one bath, had a very sturdy sales price of $1,050,000. Location is key, just steps from Georgetown Waterfront Park. The views are also incredible from floor-to-ceiling windows, including the Washington Monument, the Potomac River, and Roosevelt Island.
