Market Leaders | Most Units Sold | February 2023

The iconic Watergate in Foggy Bottom leads the list of most units sold in February with a robust five transactions. While none of these closings were particularly extravagant in price, there were some value highlights, such as Unit #1108. The one-bedroom co-op apartment sold for $840,000 but the direct views of the Potomac River are absolutely priceless. Coming in a close second with four closings is City Center in Mount Vernon Triangle. Likened to a modern day Rockefeller by the New York Times, the downtown DC mixed-use community covers five city blocks and features condo towers, offices, a hotel, over 40 upscale retailers and restaurants, and a 1.5-acre park. Of the four transactions, Unit #1101 sold for $2,650,000 which is the third highest sale for the month for all buildings in the DC Metro area.

There were four buildings with two sales each: 2020 Lofts in the U Street Corridor, 525 Water Street in Georgetown, Lofts 14 in Logan Circle, and Metropole, also in Logan Circle. Unit #416 at Lofts 14 captured the month’s highest list-to-sale ratio, listing for $616,000 and closing at $639,000 or 103.90 percent of asking. Unit #412 at 525 Water Street nabbed the fifth-highest price per square foot. The 1,267 square foot penthouse with two bedrooms, two baths, and water views, sold for $1,325,000 or $1,045.78 per sq. foot.

There were no fewer than six buildings with one sale each: 1661 Crescent Place in Adams Morgan, 555 Mass in Mount Vernon Triangle, Amaris in the Southwest Waterfront, 2501 M in the West End, The Columbia in the West End, and Ritz-Carlton West End. There are two huge standouts in this final list. Unit #901 at Amaris at The Wharf blew everyone out of the water with the month’s highest sale at $6,552,500. That residence with its Washington Channel views was followed by Unit #PH3E with the month’s second-highest sale at $5 million. The spectacular two-level penthouse has over 5,100 square feet of living space, as well as an incredible private roof deck.
