Market Leaders | Most Units Sold | March 2023

The iconic Watergate in Washington’s Foggy Bottom neighborhood led the way with four sales in March. The midcentury modern complex includes a hotel, businesses, and three cooperative residential buildings. Among the month’s closings is the fifth-highest sales price for the month, Unit #1205-S, at $1,950,000. The fully redesigned apartment with three bedrooms, 3.5 baths and 3,340 square feet of stylish living space comes with the added bonus of a 1,347 square foot private roof deck. There were two buildings with three sales each, Lofts 14 in Logan Circle and The Signet in McLean. Unit #214 at Lofts 14 sold for $950,000 after listing for $899,000, thus capturing the third-highest list to sales price at 105.67 percent as well as the third-highest price per square foot at $1,000. The 1,042 one-bedroom residence also has a bonus terrace adding an additional 770 square feet. Unit #523 at The Signet sold for $1,999,000 representing the fourth-highest sale in March.

A whopping seven buildings had two closings each: 525 Water Street in Georgetown, Madrigal Lofts in Mount Vernon, Yale Steam Laundry also in Mount Vernon, Matrix in Logan Circle, Somerset House in Chevy Chase, The Columbia in the West End, and The Odyssey in Rosslyn. There were some real standouts in this group. Unit #PH18-D at Somerset House was the month’s third-highest sale at $2,250,000. Another highlight is Unit #223 at The Columbia, earning the month’s top list to sales ratio at 110 percent of asking. The one-bedroom, one-bath flat listed for $500,000 before being bid up to $550,000.

Closing out the category are two buildings with one sale each. Unit #PH2B at 2501 Penn in Mount Vernon was the highest sale of the month at $4,450,000 for the three-bedroom penthouse at one of Washington’s loveliest buildings. The 4,500 square foot residence also nabbed the fourth-highest price per square foot at $988.89 and was further notable for being the first closing at the building since November 2021. Closing out the list is the Ritz-Carlton West End with its white gloves service, combining a hotel with condo towers, and a long list of amenities.
