The Columbia | Market Pulse | April 2023

The Columbia combines a great location with superb amenities and a unique history. Previously known as The Columbia Hospital for Women, the acclaimed healthcare facility was founded in Thomas Circle in 1866. It was the Civil War era with a rapidly growing population in the nation’s capital, and a woeful lack of options for women’s healthcare. The tiny hospital soon outgrew its space, moving to its present location in the West End. It expanded once again in 1916 with a grand design from noted architect Nathan C. Wyeth. The hospital closed in 2002 and was converted to luxury condos in 2010. Among the many amenities is an on-site Trader Joe’s!

New listings don’t come up that often at this popular address. Once a property does hit the market at the Columbia, it will typically draw a lot of interest. The most recent active condo was Unit #628, a penthouse level apartment that listed at the very end of March for $929,900. The one-bedroom, one-bath residence with a bonus den received an accepted offer after just 12 days on market and is now in pending status with an anticipated closing date in early May. The roomy residence has 1,000 square feet of living space, 13-foot ceilings, dramatic arched windows throughout, and gleaming hardwood floors in the open living, dining, and cooking area. The large bathroom has a new Grohe SPA frameless shower, and an extended twin sink vanity with Grohe fixtures. The gourmet kitchen features SubZero and Viking stainless steel appliances. There’s an in-unit washer and dryer, and the den can serve nicely as a work-from-home space, or guest sleeping.

There have been three additional sales in 2023. Unit #441 closed in March after going under contract the prior month. The stunning residence has an expansive 1,405 square foot layout with two bedrooms and two full baths. It sold for $1,225,000. Wide-plank hardwood floors run throughout the corner condo with its open space design and sunny exposures on two sides. The primary bedroom suite is quite large, with a walk-in closet with custom organizers, and a marble ensuite bath with a twin-sink vanity, deep soaking tub, and frameless shower. Th second bedroom has a custom Murphy bed, custom built-in closets, and plantation shutters. The marble hallway bath with its frameless shower is quite lovely. A large private terrace adds another appealing element, and the chef-inspired kitchen with its white-on-white cabinetry and counters along with high-end stainless steel appliances, is completely open, fitting unobtrusively into the corner of the main living and dining area.

Unit #233 is another example of the Columbia’s popularity. The one-bedroom, one-bath flat with a bonus den listed for $500,000 and was quickly bid all the way up to $550,000 in just three days. The list-to-sales ratio of 110 percent topped all the buildings that we tracked in March. The Great Room concept features an open living, dining, and kitchen with stainless steel appliances and granite counters. The large open den makes a perfect work-from-home space, while a private balcony off the living area is great for morning coffee. The bedroom has plantation shutters and a big walk-in closet. A marble bath, in-unit washers and dryer, and reserved garage parking and extra storage add to the allure.

The other sale was Unit #741. The spectacular upper level corner residence with two bedrooms and two baths, came to market on the first day of February with an asking price of $1,395,000. The 1,301 square foot apartment received an accepted full price offer in 15 days. Giant windows allow natural sunlight to bathe the lovely hardwood floors in a rosy glow, while two separate private balconies offer unobstructed and expansive western, southern, and eastern views. There are full height built-ins in the main living area, and an impressive open chef’s kitchen with all the bells and whistles, including Poggenpohl cabinetry, dark granite counters, and recessed Viking and Sub-Zero stainless steel appliances.

The onsite Trader Joes is certainly a major perk for those fortunate enough to live at the Columbia Residences. But there are plenty of other amenities as well, including a friendly staffed front desk with concierge service, three furnished guest suites for visitors, a swimming pool and lounge, billiards and club room, and a state-of-the-art fitness center. The West End neighborhood’s location is ideal, just southwest of Dupont Circle and also next-door to Georgetown. There are numerous restaurants within easy walking distance of the Columbia, including Raskia, Blue Duck Tavern, Marcel’s by Robert Wiedmaier, Ris, Imperfecto, and Uptowner Café.
